Hello there,
Any out there care to opine your viewpoint about this project, KLCC Myhabitat? Spefically as follows:

1. Location within KLCC, considered prime?
2. Pricing PSF, understand the developer is asking about RM1,000 PSF, is this a fair price?
3. Capital growth potential?
4. Rentability, who would be the potential tenants?
5. Comparison among other projects within the vicinity of KLCC area?
6. The developer's creditability?

wow, I know I must have asked too much. Truly appreciate that.

There's a completed condo right next door. You might want to benchmark agains it.

fair price gotta ask pai. But i too wouln't pay 1k+ psf for habitat.

Condo next door, eventhough i see it and habitat from my office everyday, one day i need to walk over and find out what's it called.
See today's star about ap land's fairlane s apt. They might do similar for habitat.

Thanks so much for your speedy response. Between, how you find about the location for myhabitat? I believe you know the place well considering your office is just a stone away. It seems to be more like towards the end of KLCC area, and the other opposite end will be where Renassaunce hotel located.

The nearest train is Ampang park for where myhabitat is, and the surrouding seems quite dead compared to vicinity close to twin tower. There is no shopping mall nor eating place. I wonder if the place is convenient for residents of myhabitat.

spend a day @ ampang park. It's got most things you need. For me as this project is more than 2km from klcc, i'll pay max 700-800psf. Therefore it's too expensive for me. plus point for myhabitat is the new hotel and additional office block. Negative point is no direct link to the shopping mall.
My concern about the commitment of apland is that this is their last remaining property here after having sold plaza ampzng + crown princess to macquarie.
The id unit is really nice though. You've got to accept or reject our comments and make your own decision.

Anyway, with regards of pricing, irrespective of the price psf, wont pay anything more than 300k for a studio here.

isnt MyHabitat minutes away from City Square - beside Empire Tower.

if u r considering 4 investment, why not try Idaman Residence. I saw in their ad online stating that u'll get guaranteed rental returns of 7% per year! and d targeted tenants r expats and businessmen. There is no way i can afford it, even for investment, but if u hv the dough, then y not? it is priced at RM1.9 mil for a 1.6K sqft condo..

to invest in KLCC area, go for smaller unit, 1 room or 2 rooms is good enough.as u said targeted tenants are expats and businessmen, not family, so demand for small unit is higher.

to engage your service, do we need to have at least ONE unit of condos within KLCC area?

or we need to have one in MyHabitat2?

do you consider any other condos outside KLCC? or landed properties?
