I just bot a unit of apt call Puteri Permai Apt near Ampang Point. Size 833sq feet. Price is less Rm120K include car park. Status is Leased Hold. Any advise if this is a good investment since it very near to KLCC, Ampang Point, Ampang Putri Hospital, school just across the gate and LRT. Tot of buying one more unit of the same. Any advise?

RM120K with 30 year loan, you're paying, say RM650/month to the bank. Just rent the place for RM800 per month then.

Good location & good invetsment! But near river & elevated highway. It's your units facing highway? You may get RM800-900 rental (unfurnish) per month. Unknown for the developer maintenance track record.

Keithcky,

I was told by friend also about the project you're referring to;

Developer - City Growth Sdn Bhd
Project - Desa Permai, Taman Dato Ahmad Razali

I wonder if anyone know if there's still unit available for sale?
Heard that it's almost completed already..

would love to get one myself.[/quote]

Is the property completed or not? I've heard the name somewhere, maybe a friend bought this apartment, that's why the name sounded familiar. His already completed I think.

All the low and medium cost has been sold out long time ago lah! Only left high cost which is not attractive one.

The dev address is:
City Growth Sdn. Bhd
No. 41-1A, Jalan Pandan 2/3,
Pandan Jaya, 55100 Kuala Lumpur.

i heard from a friend that his friend (which he himself don't know well, hence could not get the details), bought a completed unit of the medium cost, ad developer's price of around RM75k. So i wonder if any more available.

Depending on how large yr wealth capitalization is, it's usually never a good idea to put all your eggs in one basket. From an investment point of view, try not to buy more than one unit in the same exact project, no matter how good it is. The only reason people buy more than one, is for staying, so that their parents or siblings can stay in the same area (or as neighbours).

I bought a unit already. I think it's a good place to stay because:
* Near KLCC (about 8km)
* Near Ampang Point (less 1km)
* Near shops (just in front of the apt)
* Near Galaxy Ampang (about 1km)
* Near Tesco Ampang (newly opened)
* Near Ampang LRT (700m)
* Near schools & international schools
* Near Ampang Puteri Hospital (about 1km)
* Near Kelab Darul Ehsan
* Good access with MRRII & Ampang Elevated Highway
I think that area should not be crowded in the future because almost all of Ampang's areas are occupied already.
Therefore, with all these reasons, i think it's a wise move to get one. Why not?

jack_ampang,

can you tell me exactly where the apmt is?

I tried looking for it over the weekend, but could not find it.

Coming from KL through jalan ampang, i turned left at the traffic light right after ampang point.

Then, at the end of the road, i turned right (left go to ampang puteri), then left, then right. Coming to T junction (left go to koraja condo), i turned right there.

Is is that one? There are a few blocks. almost completed. But no signage or anything. Didn't dare to venture closer as there were a huge crowds of indonesian worker lepaking there Wink

This developer is launching a low-medium cost apartment in Selayang. Price from 90k onward. Worth to invest in Selayang? Anyone has any low-medium cost investment apartment in Selayang to share about your experience?

I bought the medium cost unit for RM115K including car park, regardless of the floor. In other words, it's a fix price for the whole block.
The Selayang apartment, i think should ask whether include car park or not?

Hi all, got myself a unit as well. Been thinking whether to flip or keep. I do believe that it is a good investment - at least from the location stand point. Facilities not too bad for that price.
Perhaps Puteri Permai can fetch up to RM850pm unfurnish. Once completed this December it may well be valued between RM125K -RM135K with carpark. Thats my opinion anyway. I'll flip if the price if right.

I believe desa putera also not a bad choice, basing on the location. In terms of price, should be fair considering tiara condominium & ampang prima which are more xpensive. Thinking of getting one more for my relatives.

jack_ampang, you think Putera Permai can fetch rental of RM1000 a month (bare unit) ? Confused
