HSBC Homesmart
1st yr 3.5%
2nd yr BLR + 0%
Thereafter BLR + 0.5%
6 - 10yr BLR + 0.4%
11 - 15yr BLR + 0%
16 - 20yr BLR - 0.5%
> 20yr BLR - 1%

Their margin of finance is 90% for sub sales and refinancing
if you would like to pay more, at least 5000 mutiplies with 30 days advance notice. RM 50 charge for redraw facility.

huh? this is homesmart? i thought homesmart is very similar to mortgageone, all-in-one account with no charges for withdrawal. plus, homesmart doesn't come with zero entry cost.

my application has been approved with the following rates
1st yr 1.5%
2nd yr BLR + 0%
Thereafter BLR + 0.4%
6 - 10yr BLR + 0.3%
11 - 15yr BLR + 0%
16 - 20yr BLR - 0.5%
> 20yr BLR - 1%

pretty good rates but unfortunately, they don't have a zero entry cost package.

jasonloh, is ur property under construction or completed? Not many banks offer zero entry cost for under construction property. For your info, bank has the rights not to give u reduction of interest rate (6 yrs onwards) same as citibank. they have T&C.

These are the rates that i was quoted...

Citibank FlexiHome Loan (w/o cheque book)
1 - 3 yr: BLR - 0.8%
4 - 5 yr: BLR +0%
6 - 10 yr: BLR + 0.2%
11 - 15 yr: BLR - 0.1%
16 - 20 yr: BLR - 0.5%
> 20 yr: BLR - 1%

lock in period = 5 yrs

Citibank 2 in 1 Home Loan (Term Loan + OD) (with cheque book)
1 - 3 yr: BLR - 0.75%
4 - 8 yr: BLR + 0.4%
Thereafter: BLR + 0%

lock in period = 5 yrs

I think BLR is going to increase thats the reason Citibank do not offer teaser rate for 1st yr. Besides, the lock in period is shorter than previous which is 8 yrs.

nick1994, which bank has most flexibility? For those banks offer redraw facility, any charges on it?

Hi,

Do you know what is the Lock in period for Standard Chartered - Mortgage One?? After the Lock in period, can I still switch my loan without charging any fees?? Thanks!
