I have a small property home and I want to sale it without any help of real estate agent. How can it possible? If it is possible then I need help and suggestions.

Hi,
If the notion of handing over a commission to a real estate agent irks you, sell your house on your own. Before you go this route, factor in everything that's involved: You'll not only put out that sign on your lawn, but take phone calls and schedule appointments, buy classified ads, hold open houses, and conduct negotiations--all on your own.

Oh thats a good decision. For this you can give add to local newspaper. Also can sell by mouth publicity. Or can use internet. For example if you gave your address over here then may be you can get a client from here also.

What's the step of selling a freehold landed property without going thru agent???

1. Advertise in the newspaper(s) and internet (realestate.net, iproperty, thinkproperty, etc) and state "No agents please".

2. Arrange viewing for potential buyers. Exercise care when doing this, especially if you are female. Get a companion to show the property. Never alone.

3. When a suitable offer is received and agreed, ask purchaser for earnest money (3% of purchase price).

4. Ask purchaser to get his lawyer to draft S&P. S & P Legal fees paid by the purchaser.

5. When the S&P is ready and you are happy with it, both you and your purchaser sign the S&P. You may want to appoint your own lawyer to protect your interest before signing if you think you dont understand or agree with all the terms and conditions. If you appoint your lawyer, be prepared to pay legal fees. If you have a mortgage loan, you may have to pay "discharge fees".

6. Upon signing the S&P, the purchaser have to deposit 10%(less earnest money) of the purchase price of the property with the lawyer who holds the money as trustee.

7. Finally, when the balance of the purchase price is received, you give the keys to the purchaser.

Of course you can sell your house even without the help of an agent, you can post a signboard infront of your home, post a listing on classified ads and news papers. There are lots of ways to attract people to buy your house. But also ensure that you know all the legal aspects regarding to selling home.
