I am planning to buy the vista commonwealth in either blocks.
I will occupy 1 room and will rent out the remaining rooms for tenands.

I have been viewing several units and the prices seem have much difference each other.

Here are the 2 units im interested :
i)
Blk A Tower 25th Flr KLCC + Kesas Highway View, 1442 Sq ft, 4 rooms (The smallest room still can fit in 1 bed + wardrobe) + 2 Bathrooms + 1 toilet, 1 car park (Near to lift).
plaster ceiling in living room and cabinet in kitchen.

Master bedroom with customized wardrobe, and also in medium room.
Aircond 2 units
Move in condition (previously occupied by the owner)

Listed price RM260K

ii)
Blk B Tower 5th Flr SWimming pool view, 1442 Sq ft, 4 rooms (The smallest room = store room, max can put 1 mattress only) + 2 Bathrooms, 2 car parks .(Near to lift).
plaster ceiling in living room and cabinet in kitchen.

every bedroom (except the smallest room) with customized wardrobe.
Aircond 4 units
Move in condition (previously occupied by the owner)

Listed price RM275K

I have checked with the bank also, the market price for the condo with 1442 is around 200K.

And there is action unit now, Blk C2 1227sq ft. from RM 200K

so, what is happenning to the selling price ?
Anyone would share some comments on this?

I have been looking at a few units in block A and B.

I notice that you have to climb up two floors just to reach the lifts if we walk from the gates.

I find it very troublesome especially for older people.

Is block C the same ? Or is there a lift from the ground floor instead of walking up ?

Is the swimming pool at block C olympic size ?

Yeah, bcoz the unit builded at small hill side...so the lift cant reach to the particular floor, stairs is the only way. ( like flat design )
Usually such design will have around 1500 sq ft including a big balcony which occupied around 300 sq ft
so u paying extra around RM 50 / month for the balcony.

Blk A Tower =B Tower =C Tower design
Blk A1 Tower =B1 Tower =C1 Tower design
Blk A2 Tower =B2 Tower =C2 Tower design

by the way , how much the unit u have viewed?

What is the difference between the 3 design C, C1, C2 ?

The unit I viewed is around rm 230.

But I hate the walking up stairs just to reach the lifts. Old already.

suggest u look for vista komanwel B or C, forget about A. B1 is a good option if you can find one suitable.

Can you explain why B1 is a good option.

What's the difference between B, B1, B2 ?

coz you mentioned that you are planning to rent some rooms out to others. B1 is nearest to the IMU and LRT station, it will be quickly picked up once you advertised your room for rental.

I think all the blocks in B and C are easy to rent out. But the problem is that I need the lift to be on the ground floor as I am not young to climb up so many stairs .

Which swimming pool is bigger ? B or C ?

C swimming pool is slightly bigger. I don't remember that B1 block you will need to climb up stairs in order to reach the lift. it is accessible via the car park which is facing the IMU. do check it out.

all the A1, A2, B1, B2, C1 and C2 are called cluster blocks. they are no unit facing each other on the floor, all the units are facing open space.
therefore, all 8 units on the same floor will be in one line.
A, B & C are called tower blocks and the units have another unit facing it, so you can expect the corridor will be a bit darker due to less natural light coming into the corridor.

vista komanwel A should have the biggest swimming pool of all.

thanks for all the info, but from the satellite picture, swimming pool block C is the smallest !

cars filling up side of the road depends on the crowd and density. the density here is not as high as arena green whereby in vista komanwel, you will only have 8 units per floor compared to arena green 16 units. the crowd here are also mostly students who are less likely owning a car per person.

i think maybe u tried going thru the clubhouse before accessing the lift lobby. for b1 block, you actually can access the lift lobby via car park after coming in from the guard house which doesnt require you to climb any stairs. in fact, you need to go down the little slope before you reach the car park.

One thing I don't like about Vista commonwealth is that the lift is very difficult to find for first time visitors or friends.

For arena green, the lift is very easy to find bcos it is on ground floor, same level as guard house. Very Happy

it's RM342, so total is RM684 per year.

if purely for investment, whether it's worth to buy depends on whether the interest is going up or going lower, and all other costs added up.

let's say $250k with 4% interest rate (could be lower since now we can easily get BLR-2.2%), the interest one year will become $10k. Add up other costs like maintenance charges, assessment fees, quit rent, fire insurance, etc, let say $4k. so total $14k a year, but rental can easily fetch $1100-$1200 per mth equals $13,200-$14400 per year.

i would say it's fair price now but if interest go down further, u will find it worth like some who bought 1-2 years ago.

It is 'worth to loan' from bank obviously...
