Whether or not 6 unit, or 10 units or 15 units left, this is still a fantastic record. Less than a year after launch, and more than 95% sold. I think not many projects in Serdang or Bukit Jalil can boast of this record.

Agreed... i dare say VP one of the most affordable among the condo in Klang Valley..go to any property fare, u cant find any condo ~1200sqft <RM200k anymore now...even the subang andaman in shah alam (facing Central Sugar factory) is close to RM280k for a ~1100sqft unit..

Here's a brief introduction of myself
27/Chinese/male
a professional; a government servant
Unit No: A15-03A
Date of S&P documented: 28 February 2008; actual signing of S&P date in 16 March 08; S&P proforma (downpayment): 20/2/2008
Financier: PBB
Letter of offer: 13/3/08
Loan agreement date: end of March, 2008

I signed my S&P first, then followed by loan agreement
EVENTUALLY, NO DELAY in disbursement of payment

The developer had fast forwarded my S&P date (28/2/0Cool and they indeed sent me a letter urging me to confirm my financier ASAP as noted delay in disbursing my loan installment from the dateline given by S&P; penalty (late payment interest charge) may take place.

IN ACTUAL fact, I signed my S&P at the show house on 16/3/08, and my letter of offer on 13/3/08.
After all, I managed to urge my bank to execute everything on time and things go well after that.

When I questioned my cousins and friends who are lawyers; they say these are common scenario which may arise; buyers just watch out. Their explanation: developer need cash flow to ensure projects running and therefore they would send letter to urge the buyers to confirm their financier ASAP to avoid penalty based on S&P date. Even if there's delay in disbursement then, the developer will usually waive the penalty if appeal done.

Therefore if there's anyone of you are facing problem like mine; you just need to urge your lawyer and bank to ensure everything goes smoothly!

This is just a sharing. STRICTLY NOT for anyone to quote to any parties for reference.

Thanks for sharing the above information. Currently they are trying to rush me to sign the S&P and i'm still waiting for alliance bank to approve my loan application. Heard that they have reached their quota. Some other banks such as CIMB, PBB unable to give me a better rate(only BLR -1.65) , What rate you guys obtained for your loan ?

btw, may i know what is the letter of offer ?

If VP is asking u to sign SNP, that means for sure your loan will be approved Wink Wink They have close contacts with the banker, and they will be the 1st to know anything if it has anything to do with your loan, etc.. Yes, can let u know the rate, no problem, but like MBZY said, strictly not for anyone to use the info to compare / quote to any parties Wink Wink .. The rate depends on banks..Different banks offer different rates.. Now banks are very competitive, and thier rate is good..mine is -2.5 for the 1st yr, then 2.0 for the subsequent 2-3 yrs, something like that, most important, thereafter rate is -1.90..

Offer letter to my understanding is the offer letter from bank to us, stating that we are eligible for the loan, something like that.. Others in reading, can correct me if i am wrong.. Wink Wink

Yeah, as soon as AM approved my loan, they straight called me to sign S&P, but i'm not convinced with Am offer.

May i know which bank offered you the rate ? I've called a few, PBB, CIMB and all only offered me at rate 1.65...Am offered me 1.9 with 6 yrs locking, semi flexi. The best hit is alliance with 2.2 for the first 2 yrs, 1.8 for the third and 2.0 for subsequent yr, full flexi.

So far, any progress with the site development ?

I saw the photo tht you took from vista serdang. I jus can see Menara Telekom and i can't even see KLCC or KL Tower. I was told by 'uncle peter' that my unit can have a KLCC view but seem like is the view is very far and tht y I can't see any KLCC is ur photo.

Anyways, i still appreciate the greenery view ard Villa Park. Smile Smile Smile

I think we only pay 1% right? RM500 for booking fee, the remaining 1% upon signing SNP. The 9% has been discounted right? Unless u wana pay the 10% separately to lower down the loan, then it's a different story...

I saw the photo tht you took from vista serdang. I jus can see Menara Telekom and i can't even see KLCC or KL Tower. I was told by 'uncle peter' that my unit can have a KLCC view but seem like is the view is very far and tht y I can't see any KLCC is ur photo.

Hi tm1505,
I don’t think we the X Series unit can see that view. I think only Y unit can have a clear picture of KL plus some from block A that facing KL.
