I am a purchaser at VP and the workmanship is average. The last time I could access there, there were watermarks in many places (not sure the origins) even on lower floor units. Hi Rina,
please update me in the list....
i have change my unit no. from A-01-11 to
A-01-12. I just sign the S&P on March 20.
I'm take the HSBC 7 years lock in period (85% loan i can get & 5% from EPF)...
they offer me
1st year - BLR-2.65%
2nd-3rd year - BLR-2.15%
4th-5th year - BLR-2.15%
THEREAFTER - 1.95%
I will sign the offer letter by next week.... If not because i change unit no., for sure i have sign the offer letter already..
They are launching the villa park Block A this sat n sun.
Since many unit has been sold out.... is that prove it was
worth to buy???
the most headache stuff is the car park maintenance fee. Hope there will be a powerful person who voice up this problem.... worry the workmanship is same as Villa Pavilion just average... |

I just checked my account today and discovered the same thing - no letter from villamas (I had to call them earlier this week to ask them to fax a copy to me as they say they had sent it out a couple of months earlier - but I never received it!) - but in addition to the RM21XXX for the first 10%, also got withdrawal for MRTA.
Can someone please explain to me how this works? The amount withdrawn is close to my limit - does that mean that when the next payment is due, it won't pay? Or does it mean that I just start paying back but with BLR included?  |

hi all !!!!
has anyone got their loan being disburst to the developer!!! im takign the Alliance Bank loan and till now no new from them or lawyer if the loan has been disburst or not.....last 2 week call the lawyer and they told that they not yet send the notice to bank to disburst the loan....
just worry since in my offer letter stated that the payment to the bank must start when 1st disburstment being done or 3 mth from the offer letter date...offer letter dated December 2007 but till now still not deduct my money in the account eventhought i put the money...
hope someone could share any news....

Actually The Villa park agents has help me to apply for fews banks... that is Alliance Bank, CIMB, RHB n HSBC..... only HSBC can offer me a good rates.... u may call Akhmar 012-3778453 from HSBC.... just said my name Mr. Mak.... hope u also can get this rates as well..... before that make sure u have settle ur credit card payments 1st... it effect your commitment. My commitment is a bit high so they only manage to give me 85%, although i'm apply for 90%. |

Hi future neighbors!
I just booked my unit last week. I managed also to bring my former classmate to the launching and he booked a unit too. I have visited the site more than 3 times! Can't wait till it completed.
My unit is : A-12-12 (1100sqf)
This is my first experience to own a property. I've gone through this entire forum, thanks for all the reviews and opinion. I have still several doubts on choosing a bank for my loan. I am considering RHB and Public Bank. I just want to know, which bank is the favorite among buyers here. I guess I will choose the flexi home loan.
The parking maintenance issue sounds ridiculous, I hope the developer realize that they are making silly reason to overcharge us.
I hope this is not too much, I have a suggestion to all buyers here to have our own community website. Maybe we can share the hosting and domain cost and come up with our own .com community board.

Hi All,
I'm a buyer for Villa Park too.
My unit is : B-11-08 (1300sqf)
About the car park maintenance charges, I had consult to my S&P lawyer. And she reply on the S&P noted the developer have right to amend any charges and on the S&P schedule H (if not mistaken) is notice that the maintenance is cover the car park, that's why the developer charged us!!! But I believe everyone are not satisfied what developer had did on this portion. My personally strongly agreed that we should gather up together and meet up with the developer to get more clarified.

Hi everyone,
I've already book a unit already but i'm still thinking to buy a not the place as like some of you'll have said, in a long run the maintainence is a bit high. I book type x A-05-05 and an additional car park. It's my first house so a bit worried if it's a good buy. My gf has a cousin that stays near the industrial area and the condo has a lot foreign workers staying there. Generally the price and the other things is fine. It's uz the car park maintainence fee and also the location that is a bit worrying. i know with this price i can't get a better location n i agree but it's jz something to think about. Mayb u guys can advice me.

seems good if it's true.
malaysia doesn't really knock herself out in the maintenance/enforcement dept,
so i hope at least to look forward to a swimmable pool, workoutable gym n livable place(vs. rundown, scrappy, ruins, dump?).

Maintenance fee is a worrisome issue for me as well, but seems like we might be able to appoint another mgmt company through the committee if fee gets too high? (eg. if 0.15/sqft jumps to X-rated figure in 2 years) Any comment on this anyone?
I wasn't really looking to get a property anytime soon, but this project strikes me as decently priced with impressive facilities, good location(towards KL n Sban), rather exclusive - @road deadend, lotsa trees. cons for me would b the rather deep(still nt too bad) from astro main road n the traffic plus wat my unit would be facing. just me though  |

Hi...
i'm woo, one of the buyer vp. i have booked an unit A-15-06. Loan approved last week but still under consideration coz of the issue of car park maintainence fee. i have called the developer last day and one of the staff told me tht is new rules of mpsj for those project started from year 2008?!!!
i think most of us not because of "selfish" to contribute RM19++ for car park maintainence fee but we jst want "justice" in this case loo. if really is the government law than no point to argue anymore but if thts not such thing of new rules frm government, thn we must fight for this. else the developer though we are so easy to cheat!!!
jst wanna share my opinion, as a smart consumer, we must choose the best and must be WORTH.

Hi all,
Last week i went to the sales office to take my S&P.
As showed at the board, all units almost sold out. Seems like very "laku".and the sales person told the purchasing price will increase in the following day after thta day. Wondering how much is the price now..
But anyway, hopefully the workmanship is good and the maintenance fee wouldn't increase anymore..after read the Asease Puteri community board, a bit worry about our maintenance fee.. |

Hi all,
I went to the showroom last week. The Kim’s salesman said that the unit left is about 20 only. Soon after all units are sold they will close that showroom/site office and demolish it (donno la if they mean it or not). So those who wish to have a look to the show house, better do it asap. |
