Just to share that I went to the hartanah expo at mid valley yesterday. Saw Villa Park over there. I think looking at the choices of condos that were showcased, I think we got a pretty good deal for ours Smile .

well...wait until my loan approve n after i sign my snp then ill let u know unit number la..cos now still not confirm yet..last thursday i sent my stuff to bank..until now still no news yet..i wonder how long i have to wait because sales agent set the date line 14 days which is until this saturday...dunno how..

This is simply too much and when is too much, i think people should voice out and take further action.

Simple math calcalation on the parkin main fees, as I'm a banker :

RM19.00*12=RM228 per parkin lot per year

let's says that is about 150 units

RM228*392=RM89,376

RM89,376 just like that..

Hi all,

Belated Happy Chinese New Year (hmmm, this seems to be a trend this year)!

I haven't gotten ANY notices from villamas in a long time! Is anyone else in this position?

I didn't even get the one about the first charge for the foundation works (although my sis did but our units were not listed there so she instructed the bank to not give any payout till that list is amended).

I've only just signed the loan agreement with the lawyers last week (like three months AFTER signing the S&P at the developer's place) - FINALLY!

This news about having to pay extra for the carpark is highly disturbing! Shocked Does anyone have a copy of that letter that they can scan and put up here (am I the only one not getting notices?)?

Damn, think it's high time for another visit to Villa Park... really not happy with being kept in the dark on things. Evil or Very Mad

To be fair to the sales guys and 'powerless' marketing people, they really can't do much about your query because they're actually a 3rd party. They agents are all outsourced from Kim Realty in case you guys forgot. Their job is to sell you and promote to you the property.

If you have any queries esp. abt the parking, please call the developer, Villamas Sdn Bhd. Some people you can ask for are Ms Tai, Mr Tan or Carmen. Call 03-7880 0033.

In any case, these are stressful days at the bank (In case you guys forgot, I'm a banker, =)). Stress because I know your deadline is for payment is coming up very soon. I'm not trying to shift the responsibility but please double check with your lawyers whether or not they have advised the bank to release the money. Without their Letter of Advise, the bank cannot release the money.

i'm also went to villa park office for complaint and argue about this matter few weeks ago, i talk to the Kim Realty's HEAD/BOSS, but he asked me directly complaint to VILLA MAS developer....(they very good in "Tai-Chi"...=.=")and also told me that with is they was no choice coz this is goverment new rule

BUT, i asked all my relatives + frens who living or buying condo, and also i asked Kinrara Mas sale agent + Avilla sale agent, the answer of them is : they never heard about this nonsense !!!!! Evil or Very Mad Evil or Very Mad Evil or Very Mad

Hi All, I also never heard about this DAMN REGULATION before. I'd called to Villamas office to clarify about this issue. What they said was the damn same thing again "new regulation from government". One of the representative said that purchasers are actually not owning the car park, the car park is just an accessories parcel and got to pay for the monthly maintenance for the car park. Moreover, the representative said the car park maintenance fee however is determined by the developer but the money is not monitored by them [weird]. They said due to the monthly maintenance is insufficient to cover the management cost, thus they got to charge purchasers the car park maintenance. They said the payment for car park maintenance will be used for car park cleaning purposes. After having the conversation with the representative, i was thinking what the hell is that??? what does she means by our monthly maintenance is insufficient to cover the management cost and thus charge purchasers car park maintenance.

Just want to know did someone here had make call to Villamas to clarify this issue? I think everyone [Villa Park purchasers] now is highly concern about this issue. Hope that we can have more voice about this issue.

Wah, such a ridiculous statement insufficient to cover the management cost and thus charge purchasers car park maintenance., meaning to say in future if one of the management son wanna to persue to oversea for study and have insufficient fund, they can just impose charges again to the purchaser, i think we have to voice out this issue to the villamas or else we purchaser will be suffered alot. I think i gonna go onsite to debate with them.

What do they mean by insufficient? Every single unit there got pay for the monthly maintenance, how come can be insufficient?

If the monthly maintenance fee is not monitored by Villamas, how come the letter of car park maintenance was issued by them??? How come they said the monthly maintenance fee is insufficient to cover their management cost??? Anyone can clarify this??

HOW CAN VILLAMAS USED THIS EXCUSE TO SIMPLY CHARGE PURCHASERS?????

this is all nonsence....

is there any way for us to lodge a report or complaint to the authority...police report or the TRIBUNAL...

we can refer to our agreement which stated that the maintenance fee is including the car park...if they use the word "NEW GOVT REGULATION" and then we found out that there is no new regulation from govt...we should highlight this matter as FRAUD and we can charge them...

anyone can clarify to me this matter?....

As JMC, we have also charged our owners from Jan 08 onward based on the above formulation after consulted people here from HBA. As expected, we also faced some resistance from the owners; especially from those we had purchased additional car-parks. As JMC member and Owners, we are also torn between our responsibilities as JMC to act and carry out our duties as per the Strata Title and BCP Acts, and at the same time as owners wish to pay the maintenance charges as low as possible.

All this started mainly because the developer have no right and authority to sell additional car-parks to owners, as in Strata Title and BCP Acts, all the these car-parks are formed part of common in our property development. We are engaging legal advice on this matter and seek for reimbursement from the developer for all the additional sold car-parks. Meanwhile, we also in dispute with developer on the remaining 253 unallocated car-parks that claimed by the developer that there are not formed part of our common property. Therefore, we also charged the developer maintenance charges for all the unallocated car-parks. We have highlighted the above issue to COB and Land Office, hopefully they will intervene and set the matters straight once and for all as according to the above Acts. “Keeping our finger crossed”

BTW, I also want to share that my sister had just gotten her keys to her condo in Wangsa Maju and she said she hasnt heard of any "new gov regulation" to charge us maintence fee for the car park. If there is such a regulation, I am sure that my sister would be charged as well, and likewise all other condo/apartment owners!

Yup totally agree with you, is totally nonsense, now villamas try to twist around accessory parcel with new regulation, in actual fact there is no such new law and regulation, after i called few times to villamas, they claimed is due to car park in villa park is not allocated unit but rather is accessory parcel where it need to be taken into consideration for calculating the maintenance fee. I have a big UNCERTAIN now. Now is new rugulation from government or their so called 'Accessory parcel' that impose us the car park maintenance charge, both these statement are coming out from their mouth. I think we really have to group together andclarify with them face to face .

I agreed with you. We all together really need to clarify this issue with the developer face to face. We really need to voice out this issue. I'd asked many of my friends and relatives who own a condo or apartment. They all did not heard about any new regulation from government saying need to pay extra maintenance fee for car parking bay.

What i guess was the developer taking this opportunity to earn extra revenue from ours (purchasers).
