Hi Buzz, which unit did you buy btw? I want to update the buyers list...
At our end, my hubby took gov loan, but still no news so far... and we signed our S&P sometime in October 07!

i already sign the bank loan offer letter, just not yet sign the loan agreement prepared by lawyer. means that i still need to settle with the bank? i only can sign the loan agreement on 11/2/2008. Dont know whether will get late payment charge or not.

nwc4754, what bank did you applied for your loan and when did you sign your S&P? I think if you manage to sign the agreement before the due date of the progress payment, you won’t be charge for late payment interest. But maybe someone can confirm about this? I will wait until next week, if I still did not get the call from the lawyer, I will apply for other bank. There is no point for the bank to approve my application within one week but take more then 2 month to process the agreement. It is my mistake to apply for only one bank.  |

For your information, i've sign the loan offer letter together with the S&P at the same date. The S&P agreement i already got it but i did not sign yet the loan agreement. only this tuesday will sign the loan agreement at lawyer office.
after signing this loan agreement then only the process of disbursement can be made...but i think based on my experience, i will be charge for late payment for this first disbursement since i dont think that they manage to settle everything before the due date. but i will still follow up i and try to make sure that the bank will disburst the money before the due date.
hope nothing more trouble or change made after this....or else i think we as the purchaser will need to gather together and have a session with the developer....my 2 cents....

Hi everyone,
I have also made booking for 1 of the units in Villa Park. Already receive offer letter from the bank and will be signing it next week.
Based on the above post I have some question
1) is your SPA and LA lawyer the same or different.
2) I heard SPA is only free if you choose the same lawyer to do your LA. Is it true? Any idea ?
I ask this because i have 1 bank who approve my loan, but the developer panel lawyers are not their panel. so they suggest some other lawyer, but i scared cause read somewhere in other forum that if you choose two different lawyer is diffucult for them to communicate hence will delay your LA and disburstment.
Anybody can give a suggestion / idea / guidance is much appreciated. |

Hi all,
Happy CNY...
i just sign the loan agreement that day before CNY..i get HSBC loan.i think they are quite efficient. Because of when we signed the S&P, the agent told us that the 2nd disbursement will be out soon and asked us to sign the loan agreement ASAP...so after that, we rushed the banker and she managed to done with all the documents and let us sign the LA and loan agreement on the same day also.
Regarding the letter for the 2nd disbursement, i not yet received.. |

i take loan from am bank. my colleague take loan from CIMB bank. both sign the loan agreement on 11/2. I think better you chase the lawyer. the lawyer so stupid. wont call you. you call them, they say the document is ready to sign. Dont wait. But the lawyer say will be on time and wont get late payment charge. hope is really like what they say.

what is the charge about? how come so fast they can completed another 10% of work and charge us money?

Just this evening only the lawyer office calls me regarding the loan agreement, after I called the bank agent almost every week about this. Finally I’m going to sign the loan agreement next Tuesday. Hopefully they will process everything before the due date of progress payment on March. |

Hi Cclim,
Strongly agree with you, we are being fooled by the developer. We were not made known during the signing SPA process. They just ask us sign and claim nothing special on the SPA, we cant really read through all the contents within it, but end up we are being fooled by them. They claim that there are some ammendment made on the SPA, how can they do business like that, shall we go on site and show our dissapointment to them. But this is my personal opinion, after all, still depend on you guys cooperation on this, may i know out there anyone have the same feeling with me. Hi Cclim, do you want to join me for one trip on site or not ? I really very pissoff after receiving the letter from the developer. |

It's true what, although it's just RM20 per month, but do you guys ever think that as long as we stay there, we got to pay for it every month. And again the charge might increase yearly and the increment amount is determined by developer. If developer says increase to RM0.25 or RM0.30 per square feet in the future, then our monthly maintenance fee will increase dramatically, which is a burden for the owners. Perhaps for you guys to pay extra RM20 per month is a small amount, but let me remind you guys that this is a long term payment, not short term.
And again i am curious why we still need to pay extra RM20 per month for car park bay? We have paid for the monthly maintenance (RM0.16 psf) already. The car park fees will be used in what purposes? Drawing car park bay border line? Every month also need to draw?  |

| If not mistaken, for the car park maintainence fee, should included on maintainence fee, and stated on the SPA, please check ur SPA agreement, on the maintainence page. |

If im not mistaken, they told me that the parking is also part of your property...so ur maintenance must include ur parking bay sq
rm 0.15 psf * (ur unit sf + parking sf)
e.g ur unit is 1325sf and the parking is 125 so 1325+125=1450
1450*0.15 = 217.5
if not include ur parking is 1325*0.15 = 198.75
so the extra is there 217.5 - 198.75 = 18.75
Correct me if im wrong and also im not sure if there is such a law requiring us to pay for maintenance for parking bay sf. This is what the developer explain to me. It is stated in the SPA. |

good morning guys,
i think this is our major issue now. last week went i went to lawyer office to sign the loan agreement, i highlighted this issues. i told the lawyer that bought an extra parking for my house. so now i got two car park...the lawyer say that new regulation from government is being imposed that i need to pay an extra maintenance fee for my EXTRA car park...means that instead of paying the house maintenance that include the car park...i need to pay an extra RM 19.00++ for my extra car park....this is what the lawyer says....
but i am agree with you guys that why is we need to pay for the car park...the first car park we buy it with our house..then my extra car park also i bought it with RM9000....so what the hack that we need to pay another extra money...
the case is now like we don't even being allocated a cark park and to eligible for it, we need to pay for the maintainence. if this is the case then it is fine with me. but with this fool arrangement, i don't think it is wise.
maybe someone who have some connection with autority can check this matter so that we won't be play by the developer....its a long way till our house will complete and im afraid that they will be lot of fools thing that the developer will change.

Totally agree... Don't think such regulation can be simply imposed on us... We would have second thoughts about purchasing 2nd car park if this is the case!
Anyway, can new owners pls advise on your unit number please. I want to update our buyers list.

You bought the second car park with RM9,000? I bought it with RM10,800. We have paid RM10,800 for the second car park, why we still need to pay for car park service charge every month? This sounds like we are renting the car park from developer only if this case. I never heard others apartment or condo need to pay such car park service charge monthly.
Is someone here knows where can we get the VALID information on the latest regulation stated by the government that apartment&condo owners need to pay for car park service charge monthly? I guess the government now is totally SICK if they set such regulation. |
