Just now i received the lawyar call, and inform me that my agreement is already prepared,... YEAH!finally....

so, i think i will going to the lawyer firm (KELANA Square) on next monday to sign my agreement.

when you sign your SPA?
must go to their office to sign?
how about agreement between you with bank?
why i still not received lawyer call?

I have booked a unit with my future hubby. (A-16-03A). However, not sure is it a right decision of buying VP. It is interesting to view all your posts here & happy there is an active forum going on among you guys.

I had book a unit in block A. Smile
Forget to ask the sales person, coz i see my brother's condo, there had extra space outside the entrance so that can put shoe rack..wondering where our condo can do like onot? got extra space outisde the entrance?

FYI, you can choose to use your own lawyer for the loan provided you are paying the legal fee yourself (not bank financing) and the lawyer is under your chosen bank's panel. Cheers.

Hi,

I would to check with anyone of you, who had signed the S&P.
I know the S&P fee is free, but do we need to pay other payment like Stamping...etc? or all the fees has absord by developer?

Or any T&C applied like, i look for the loan myself. I did not go thru the agent nor developer. Is this means i cannot enjoy the full free S&P legal fee?

my colleague also bought a unit there. today she told me that she received an invoice from villa mas to pay the foundation and ground work completed. RM17k. Beside that, it also amend the maintenanc charge for car park. 15cent psf. this is extra amount to add in our maintenance fee per month. First year is waived. For detailed? i not yet see. because currently im holiday till 10/2 for new year. payment due date is 4/3/2008

The owner of villapark need to pay RM19++ service charge for each car park bay every month Sad . The sales agent told me that goverment come out this regulation that all apartment and condominum owner need to pay service charge for their car park bay. Who own two car park need to pay double loh. Luckly i didnt buy any extra car park.

I also receive the letter. I asked the loan agent about this several times. He still said that the agreement is still in progress. He also told that the lawyer for the bank and the developer is the same lawyer. Any body have sign the agreement yet?

i also got the letter...just now got on the phone with the developer...they told me that the invoice should be sent to our bank but they still not have the details since i not yet sign loan agreement. so they bill me the invoice and ask me to settle with the bank before the due date. if after the due date still not settle, they then will start to charge me the late interest.

after this, they will sent the invoice to the bank and cc us as the purchaser but we still need to check with the bank whether the payment has been made to the developer or not. if still delayed the interest in charge to us....upon receiving the key...we will need to pay the interest...

for parking lot charges....im not clear yet since i bought 2 car park...any one can elaborate to me about this issues....

Hi Peoples.

Regarding the signing of the SPA, it was the craziest thing I ever see.

I paid the booking on 8-Dec.
Signed "blank forms S&P (only signing pages)" on 12-Jan at show house office !!!
Loan approved pending processing by the same developer lawyer.
Today received invoice 10% (stating S&P signed on 2-Jan) asking to pay 10%.
Invoice due date asked to refer S&P.

Current situation..
S&P not received.
Loan agreement not sign, bank said pending at lawyer.
Name on invoice is wrong, not sure S&P.
Received a POS pink card, maybe they try to mail me S&P. Will collect.

The administration process of this developer is really poor. I hope the workmanship and material will not be the same case.
