think the price of the optional second car park will definitely go up (to RM18,000 - apparently part of early bird discount was the option to buy it at half the price). aside from that, they would probably alter the loan schemes and adjust the pricing of the units themselves (though I could be wrong - have never bought property prior to their actual official launching).
moonfreeman>> you're at villamas, right? how's the management been treating you guys? any problems with the workmanship after VP? thanks in advance.  |

Price of the 2nd car might go up from 9K to 18K? Didn't realises about that. Thanks for the info. That's quite a big difference. Those with two cars need to consider getting this promo quick I guess.
But somehow I dont think the early bird promo will end tomorrow, at least hope not... |

Hi everyone...
I was initially keen on one of the 'X type' condo unit with number '05' coz of the view. Then I realised that the main door of that unit would be very near the lift (think it is facing the lift).
Appreciate your views about this. Some ppl tell me that it's convenient to have the lift near our condo while others say it tends to be noisy if ppl walk in front of our door.
Appreciate it if you can share your thoughts/opinion on this, especially for those who has had experience living in a condo/apartment.

Hi all..I'm new here. I went to the show unit this morning and been told the soft launch will be on nx weekend.
Initially I'm Keen on type X ( corner ) unit ( As per show unit , around 1150sq). But its really too deep inside, and nearby there is light industry area. Besides, I'm not really satisfied with the room space as show unit. All bedrooms are just too small. However i impressed with the design & facilities with such attractive price offered!!
Also, I went to Kinrara Mas nearby too. The unit i check there is abt 100 sq lesser than the one i like in VP. However, their bedrooms all are much more bigger which can fit queen size bed each room. the only thing is they dont have utililty room which i dont find it necessary. However, the price there too exp. for me. It cost RM250k+ (include 2 cover parking) Been told that this new launch block B price has increased 15% compare with block A which earlier launched half year ago. I find the price too high of it. 15% increase definately is too high just for 6 month different. Or this is really a very good property for own staying & investment??
Anyone visit this 2 project bfore? I need some advise / opinion from you all from this 2 project as I'm 1st buyer here. Thank you very muc! |

I went there Villa Park on these afternoon..
I already bought a house there for B-9-3...(hehe..!!!)
I went to the KinraraMas ...yes, I did agree the location is quite deep inside compare with KinraraMas, but the KinraraMas's price is higher than my expected price... MayB I have to put another hope into the Villa Park, these is New Link in Villa Pavilion...
I went there for 7 times, the sales is quite good after my comparision... |

Wow..you went there 7 times? Cool~ you really a careful buyer.
My bf is too desperate to get a house, I should advise him visit frequent and check carefully the environment and the unit probably.
Actually I'm eyeing on B-13-03, same unit with you i guess.
Yes. that new link is under construction now. The SA told us and we saw it this afternoon. What time you reached there? I left at 1pm+.
Spend quite sometime to ask this and that.....
So you choose add. 4% add discount or opt for 0% interest during construction? i saw the calculation from one of the friend in this threat, seem the 0% is worth, and we can save money during the construction time for renovation/furniture next time.
I think if want to buy, i better make decision asap so that entitle to get the nice unit with good price. |

Hi qe-ep welcome to the forum. I've just joined myself about a week ago.
Yes I have to admit the bedrooms are a little bit small, but I find them OK. Overall I like the layout and design of the condo, and the price is really attractive considering its location.
Congrats Jane for finally purchasing your condo My husband and I are going this afternoon to make our final decision and sign the necessary papers. We are keen on unit B-05-3A...the intermediate unit next to the unit 03 but we're still contemplating if we should get the one on the 7th floor instead.
I would think that with the ads that came out on The Star, people would start booking the units already. So for those who are keen, better make your decision quick. |

went to MAPEX 2007 today and pay a booking for 1153sqft unit (B-12-03). i'm a first time buyer n got some questions:
1. what does it means by 0% interest during construction (with terms n conditions apply)??
2. if decided to change my mind n cancel the booking, will i get back the booking fees?
3. which financing is better? CIMB/UOB/Alliance? developer will submit my loan application to these 3 banks.
4. do i need extra parking lot? was told by salesman that a lot exta parking lot available n i dont really need to buy 1.
they're having an official launch on 3rd & 4th November. anyone attending??

congrats on your purchase - that was the unit my husband and i initially thought of booking (we went with a 1300sf one instead).
1. what does it means by 0% interest during construction (with terms n conditions apply)??
- 0% interest during construction means that you don't have to worry about paying the bank anything until you get your keys. However when i spoke to the banks, they said that during our booking, if we decided to take the 4% early bird discount, you're ineligible for this plan. Also not sure if you would then need to foot the lawyers' fees and stamping duty and stuff (which will come up to another few thousand immediately) if you take the 0%.
2. if decided to change my mind n cancel the booking, will i get back the booking fees?
Not sure about this, you'll have to speak to the sales agents.
3. which financing is better? CIMB/UOB/Alliance? developer will submit my loan application to these 3 banks.
On paper, the best rates are coming from (in order of best to worst) UOB (up to BLR-1.75%) then Alliance (up to BLR-1.6%) then CIMB (up to BLR-1.5%). But there are other terms and conditions you may want to consider as well. Advice is to just speak to all the agents and see which one comes up with a better deal for you.

The agent saying that there are a lot of extra lots and that buying one is not really needed could mean that those lots would probably be rented out by the management. This could be a hassle later though because the number of extra lots may not meet the demand and you may end up having to park your second car outside the compound of the condo. Purchasing an extra parking lot would be useful if you have an extra car, at least you don't have to worry about finding a place to put it. Also if you are thinking of the possibility of selling off your unit later, a second lot would increase the value of it.

Some friends who work in bank advise meme better not to buy those under construction project. It's risky as there is many abundent project outthere. But I think it's worth and cheaper to get the new launch project instead of ready made. Arghh..i'm very confusing....seem more nice units are goin to sold out... and heard all house price goes up a lot next year .. So i should buy now or later?  |

hi qeep, you're right in saying it's risky buying new property, esp those that haven't been built yet. for me, it came down to cost and size as well - it's difficult to get a decent-sized piece freehold property for under RM200k in klang valley (considering also if you buy an existing piece of property for relatively cheap, you would still need to do renovations - prob more than if you bought something new). think villamas is an ok developer, they don't seem to have abandoned any of their projects yet and they seem to be able to deliver on time or faster than their projected completion date. in any case, you still have till the before 3rd to decide if you want to go ahead with this one. good luck!  |

1. i'm getting the 4% discount but was told its the MAPEX discount. is it the same as early bird discount? just a different name given. this means that i'm not entitled for 0% interest during construction right?
so without this 0% interest during construction, how much do we need to pay monthly before completion? do we have to pay the full installment amount??
2. i'm not going to cancel my booking by the way. just wondering only.
3. for the financing, i'll wait for the offer from bank n will decide later. might need your help later on since i dont really understand about this BLR thing.
4. i think i might getting an extra parking. anyway, for this extra parking, can we include it in loan amount or do we need to pay seperately??
was told that the price for extra parking lot now is RM9k n after launching it will be RM18k. if i want an extra parking, need to get it before launching... |

yesterday at MAPEX (i was there until 7pm ++), most of the units below 12-03 already sold out but from 13-03 n above still available.
wahhh... it is selling very fast like a hot cake then...
actually i dont really intend to buy anything yesterday. just to look see look see only. but, in the end put the deposit for villa park. still trying to figure out whether i'm doing the right thing or not...  |

Hi everyone... My husband and I have finally purchased a unit yesterday In the end we decided to take unit B-07-3A, the intermediate unit next to the corner unit. Anyone here in this forum booked/bought unit B-07-03? As I saw that that unit has been taken. There were so many people at the sales site yesterday when we went around 2pm. Quite a number of the units are being booked already.
Reddene >> Welcome to the forum. Actually my understanding on the 4% discount is the same as what was said by Nurjmo. The Villa Park sales person informed me the same. ie. you need to choose whether you want take up the 4% additional discount promo or the 0% interest rate during construction period.
Congrats also on your purchase. If u haven't been to the show unit yet to see the show house (which is exactly like the unit you bought i.e the corner unit of type-X) I think you will like it. As of yesterday, for the type-X corner units, if I am not mistaken , those from level 7 - 14 have all been fully taken. Those available are the lower floors and higher floors.
Is it really true that the price of the 2nd parking lot will go up when the project is launched next week? I am really considering getting one as well. However, just in case we don't need the parking lot later, we can sell it off right? Anyone knows about this? But my impression of the sales person was that he was not really encouraging the purchase of the 2nd parking lot.
Hi qu-ep>> As I was sharing with Reddene, based on what I saw at the the corner units of B-07-03 to B 07-14 have all been fully taken. If you're really interested, the corner units that are still available are the lower units and the higher units.
Just to share that I decided to buy a unit there basically for the same reasons as what nurjmo said, for the location, size, design, facilities provided + it's a freehold property, the price is really quite attractive. |

Ya, I m one of the type y owner too. My unit is B-10-09.
Looks like Type Y is not selling so fast like X corner. |
