These "tricks" were also used by other developers, be it those from the well establish company or the less fame one.
I've colleagues who bought properties worth > RM 500k from some well known developer and eventually due to their unawareness and lackadaisical attitude, they were also caught (delayed in disbursement for few months) which cost them ~ RM 8K in penalty. Finally they managed to appeal and their penalty were waived for a few thousands.
Beware to those taking government loan, you may face higher penalty as government loan may take longer time for approval for disbursement, provided you urge the finance staffs to execute the process as soon as possible.
Even though the amount of penalty imposed weren't much as revealed by some of you all here, I did understand the feelings that you've felt - angry, cheated, dumbfounded! Furthermore it seems to be not our fault. Logically speaking, we weren't given ample grace period for searching for our potential financier as soon as we've signed the SPA (prerequisite to secure loan approval), leading to consignment of loan agreement and disbursement of our loan in schedule. It seemed contradict with one statement - Clause 5 (1) in our S&P (please refer)?
However now, you've already been caught. Appeal is the only choice to try and waive!

Just curious why one of the floor not installed any window frame? All steel plates around that unit.?? anyone know why? |

I think you are mentioning about the mock-up unit. Actually there is a glass behind the steel plates. The plates is just protecting the window. |

Dear all concerning VPians,
Based on the list names of the increasingly growing numbers of VPians in our forum, we have about 67 members till date. However the numbers of responders are dismal, merely 20 persons, which can't even make up 50% mark.
Bear in mind, there 're 392 units in Villapark. We can't represent the voice of the Villa Park community based on our current responders!
To re-emphasize again: What we wish to achieve in our current letter, is to give our view / opinion / concern / expectation plus clarification of certain issues to our developer regarding our future home. It's better for early prevention than facing problems like conflicts in car park allocation in future.
Any viewpoints / ideas / feedback are MOST WELCOME!

MBZY, Thanks for ur photo updated. As observed, the progress for casting is 2 weeks per floor and there is no any sight for either acceleration or slowing down of progress. Assuming the progress is maintain, I reckon the whole structural frame for Block B will be completed on 1st week of Jan 09 whereas the Block A will required at least 24 weeks which on Early of May 09 to complete on the structural frame.
Apparently, they are constructing the podium / swimming pool structural as well, just wondering will this be charged as per our S&P schedule? Eg. Completing the structural frame of the podium will charge a certain percentage.
Have you guy notices that the mines shopping complex is now under Capital Land? And they are expanding the complex to phase 2 like mid valley & IOI. Hopefully, this may also contributing and appreciates in our Villa Park Value as well.  |

Your postulation regarding the expected time of completing the framework of Block B and Block A is reasonable!
I do hope Villapark will be completed within the targeted time without the quality of the construction being jeopardized!
I don't wish to suffer problems faced by our sister Villa Pavillion folks such as:
- Leaking roof, which cannot withstand stormy rain
- Inadequately lighted lamps in the common area - resolved
- A meeting cum badminton hall without properly installed electrical facilities like fans, which resulted the hall become like a sauna - rectified
- A swimming pool with dislodged tiles and malfunctioned filter system - under rectification
etc...
However justified by what Vincentck and Nurjmo had testified, the workmanship of Villa Pavillion ain't too bad. It's commendable and better than some other condos. Vincent convinced us that Villamas can deliver. That's encouraging statement!
The previously active forum on Villamas condominium in Puchong also gave positive feedback on workmanship!

I've no idea about this. Perhaps we shall ask our neighbours in Block B about what's the percentage of disbursement they had been paying thus far to the developer and what's the letter content from developer or financier?

Yup, the Mines is expanding like other major shopping malls are doing in need to maintain the competitiveness in the market.
I think the expansion may directly boost the surrounding areas like The Heritage, Jutamines...
Villapark, which is quite a distant away from the Mines, may not have much surge in appreciation values.
However, this is just based on my humble opinion.
My observation: Apart from The Heritage; I feel Villapark is the next high rise condominium which has a beautifully designed structure with impressive common facilities that outshines other places like Fortune Park, South City Condo, Jutamines, etc. in Seri Kembangan vicinity.
From Villapark, we can easily go to various shopping malls like The Mines, Jusco Equine Park or Cheras Selatan, South City Plaza, Midvalley within 30minutes travel without having to pass through the toll plaza (using short cuts and inner roads).
We can also go to IOI Mall, TESCO Puchong, Giant Kinrara, Carrefour Sri Petaling as well as Sunway Pyramid within the above time provided the traffic flow is good and probably pass through 1 toll plaze during journey.

Villa Park architect cannot fix the location of our car park at the begining stage is because of some remaining car park have to sell to Villa Park Puchaser. They only can fix the cark park location to us after all the car park has been sold. This is what I think!

Welcome to this forum. The target completion of Villa Park is on Nov 2010. I don't think the condo can be completed next year due to the current progress of the work (15%-20%).

hi everyone,
im new in this forum. got a shock with so many replies to this thread, unlikely for me to finish reading them.
my unit: B-3-11, type Z which i bought it on April 08. other details, i just emailed to jane and michelle.
after reading some of them, im quite concern about the parking maintenance fee. i find it is very ridiculous. please let me know if i need to send similar letter to the management too. and count me in for the so-called mini union/ vpian.

Everyday, I have to send my wife to work inside TPM using Bkt Jalil Golf road. At the same time, I will look up and see a "gondola" at Villapark Condo from there. Couple a month ago, I just saw one "gondola" only for Block B, now I can see two "gondola" already (Block A) . I was happy to see a progress of our condo. I believed, Block A already reach floor 7@8.
Then, I received a letter from Villamas telling me to pay another 15%. A week before due date, I received another letter from Alliance Bank telling me that they already pay for that amount. So efficient. I think that is after I scold their manager because late payment for the first time invoice from Villamas. I have to pay a penalty what?. Luckily, just three days only, but still I consider it as a serious matter. How much a developer got if we calculate $100.00(lumsum) X 500 buyers(maybe from another project also) = $50,000.00. Just example, free money maaa...
Hopefully, our condo will be finish according to the plan (Nov 2010 or ealier).

Villa Park now promotion extra Covered Park, anyone interested
RM13,000 per unit.
2mode:
1st- 2 times payment= 6500X2
2nd 12 month installment, =1083x12, but got legal fee charge=RM350.
I got sms from Richard, 0123455129.
anyone also received sms same with me. I worry get cons  |

Dear All,
I get this information from one of the Villa Park sales agent. The guy told me that Type X unit owners might not get covered car park, covered car park might not allocate for Type X unit owners. I was suddenly so down to hear the guy says that. During my purchase last year, the sales guy said beautifully to me that only type Z unit owners do not have covered car park, type X, X(c) and above all have covered car park. I suddenly feel like been cheated by the sales agent now, what they said to me now and during my purchase time are big contrast.
The same issue happend before in Villa Pavilion where the sales agent promise the buyers that have covered car park but end up now there is no even one car parking lot is covered. |

For your kind information, at this moment we have new car park promotion, the booking fees is RM 1,300. This new carpark promotion will be entitled for covered car park. Promotion? Sound like “nice goodies” huh? This is totally ridiculous and nonsensical to me at all. Obviously, the developer has planned initially not to allocate the covered carpark in the early stage, so that they can sell the covered carpark in later stage. In another words, THE COVERED CARPARK IS ONLY ALLOWED FOR THOSE WHO ARE BUYING THE ADDITIONAL SO CALLED PROMOTION CARPARK (as the original 2 given carpark will be allocated side by side as well). As a result, even though your unit is Type Y or Type X (upper floor which selling more expensive), you might not be able to get covered! |
