Currently they having soft launch only, so they not advertise on the net, u have to go to their office and the showroom to get the info. Overall they have 3 types to choose from 950sf , 1100sf , 1300sf , price from 150k, 180k, 200k.
Facilities included is cool, swiming pool, wading pool, relaxing pool, cover car pak, badminton court, basketball court and also futsal court!! Now they giving 5% discount , with free spa. If u buy during soft launch, develper will bear interest during construction period. If u do not want this advantages, developer will give further 4% discount, so total 9% discount!!

Villa Park is going to be built just behind Villa Pavilion (which is behind Technology Park Malaysia). If you're coming from KL and heading towards the Sungei Besi toll plaza, take the left to Palace of the Golden Horses, make a U-turn at the roundabout and turn left into the busy road opposite Astro. From there, turn right at the traffic light and follow the winding road down until you see the Mobil station with a block of shophouses opposite it (not sure if the Villa Pavilion sign is still there, Villa Park sign might have already been put up). Go past the shophouses, past the three-storey terrace houses and turn right - the road will curve to the left and there'll be a short bridge. You'll find yourself in an industrial area. Turn right and at the end of the block go straight till the end then it's a left turn and you should see two rows of new terrace houses and Villa Pavilion behind it. Villa Park should be behind Villa Pavilion.

If all this is confusing, can check out villamas' website for the rough map to Villa Pavilion. Wink

husband and i also like the price...because these is the really affordable price for my current situation...

we will check out the location again on next week...
anyway, i need suggestion on it ?!

The location is not really good
Because we have to go through for quite a number of factory...
Look like not a safety environment !!

Last friday, I've been Villa Park show unit office. I agree with MaxLeecm, during soft launch developer able to give total 9% discount. Beside this, the information that Nurjmo provide to us very very accurate. About YinHoe questions, my comment as below. Please kindly correct me if my observation are wrong.

1.the agent for thr sale is kim realty. must i buy the condo with kim realty? or can go thru other people, cheaper?
NjoyLife: Now soft launch, go through Kim Realty is a must. Please correct me if I'm wrong.

NjoyLife: My friend stayed in Villamas puchong, she pay rm160 for maintanence fee. Beside this, she rent a car park need to pay 4months in advance (rm40 * 4 = rm 160).

actually not too bad if the road link to LDP is opened. my concerned is the maintenance fee is too high. Price wise, i think villa pavillion is more worthy. Also 3 years is too long for me. How many years it took to build the villa pavillion? How about the fascilites after 10 years? rosak? how? who will bare? how about the expected rental here? How much was the villa pavillion appreciated from signing S&P till now? I think this is better compare to kinraramas or nilam puri. Too far for nilam puri and too many indian in kinrara mas, but the maintenance fee only 130 for kinraramas.

can anybody compare the fascilities btw villa pavillion and villa park?

i look at the tiles used, not bad 1.5ftx1.5ft one. I hope many chinese will stay (there if i bought). Total about 20-30 units sold. i hope somebody can answer my previous post question.

u r deciding to buy the house there in Villa Park ?!

The sales person tell me the location is worth, because, there re a "tangga" go to Technology Park and it will be 300 metres...

I don't know lar...
If u deciding to visit the Villa Park, may be we can go together on these coming saturday or sunday !!!!

if you are buying 1100 sqf, u will entitle for one free indoor parking... for 900++ sqf, u will entitle for one outdoor parking ...

hehe.... which one u prefer?! 1100 or 900 or 1300 ?!


I dont know how to view on the house... i am the 1st home buyer...

Hi Villa Park future buyers

On your way up hill to VPark, take note of the 20 storey high apmt on ur RIGHT, go to the top flr and you'll amaze with the LANDSCAPE view there (VPavilion, VPark, Bkt Jalil Stadium, TPM, Turf club, Golden Horse Palace... It helps me to decide on my VPavilion unit Smile Take a good look before deciding your home view Wink

Knowing that jane98209 and YinHoe interested to buy a unit in V.Park. May I know does the sales agent informed you guys units with 900++ sqf is facing North-East and units with >1100sqf & above is facing South-West. May I know who is the agent informed you guys "buyer get buyer discount"? I very curious to know this is because last friday I've been in V.Park show unit, the sales agent name Peter Wong doesn't brief me on this. Uncle Wong just brief me that is a new link to LDP but we still need to go through the industry area.

About "tangga", I saw it when I on the way out from V.Park show unit. It is locked and the "tangga" is hangging in the air. jane98209 & YinHoe please kindly check when you on the way to showroom office.Please kindly let me know if I'm wrong. Beside this, do you guys notice the tiles quality? 1st time looking at it is nice but it is very difficult to maintain because the (1) developer use white color simen to cover the side tiles. (2) those tiles will absorb the stain into the tiles itself. I actually would like to ask Uncle Wong do an experience in show unit. The experiment like this -> let a fews drop of chinese tea or coffee on the tiles. after few hrs, we check the tiles whether the chinese tea or coffee stain will go into the tiles. But this is impossible for me to do this experiment...Sad

Thanks. How's the quality at Villamas Puchong? I think the new Villa Park project is quite good, however if the developer is willing to build link road connected to the Sungai Besi Highway (the road at the front of Astro), that would significantly increase the value of the property.

Have you guys heard of Endah Promenade (besides Endah Regal anyway?) That's something worth looking into too.

The quality of Villamas Puchong is good. For me, I;m sure Villamas Puchong is better than Fortune Park. :p.

Ya, I heard about Endah Promenade. I went to sales office last friday in Sri Petaling. Now is launching office blocks. For me, I will not invest in Endah Promenade because it is a service condo/apartment. This means the land of this development is a commercial land NOT residential land. We all can foreseen that (1) assessment fees/cukai pintu very high compare with normal condo (2) indah water fees higher than normal condo units.

What I actually wonder now is demand on condo/apartment less than supply of condo/apartment. There are too many people like to buy condo/apartment for investment. That's why the condo/apartment up & down very drastic. Please correct me if I'm wrong.
