That's great you have the photos. I've not been to the site in ages.

I'm not expert, but I think you must first host the pictures elsewhere (example imagebucket or img shack or something like that). From there, insert the link of the pics into this forum. I'll let u know more if I learn more.

Browse thru to learn the procedure, but basically should be:
1- Yr pics in your computer
2- Go to above site
3- Upload the files - meaning transfer the files to the hosting site
4- Copy the link given by the site
5- Paste the link in this forum

I decided not to get a unit here instead I opted for Amand Heights. The location is a bit further down the sri kembangan area (near old town serdang)...but better design and bigger in size...

Traffic right now is terrible there. But according to the developer, in the future there should be access roads to link aman height directly to puncak jalil...and there will be another access road passing bukit ikhlas..from there you can choose the putrajaya-kl highway or go through the now terrible traffic serdang area...they said there's a plan to move the pasar to another place (within the chinese town) so to make the road less congested (no roadside parking and such)..also areas in seri kembangan going to have new roads to ease traffic...now i feel like the developer promoting the area...

all these are according to the developer and future projects/plans..but as for the present...i agree...the jam is horrific and it doesn't matter weekdays or weekends...crazy i tell you...now i'm just hoping what they say will come true..

nope..nothing online about the project..sucks a little..th developer should set up a webpage for the project to attract more people...but this is just phase 1 (only block A open for sale)...maybe phase 2 (block B & C) they'll advertise more...but you should definitely visit the showroom...I considered the unit after i saw the showroom...much spacious and better design (considering the price)...

hmm..i must agree with you also on the accessibility(access road)...I don't quite like the location but for it's price and hopefully future value...I could live with it, knowing that all other areas cost much much more for such properties..unless there are other places that i haven't heard of..plus it's free hold..

I was comparing/considering aman heights and villa pavilion at first but the finishing of aman heights became a factor to me..location wise, pavillion is much accessible but the surrounding area is already packed with the housing area and small factories...no room for futere development except the new link road to astro...plus too close to TPM...got TPM academy..afraid student will infest villa pavilion in the future..(my thoughts only..i might be wrong)...

aman heights
booking fee = $1000
early bird discount = $5000
bumi discount = 7%
1 free covered car park per unit
additional covered carpark = $13,000
each unit free dryer (don't know what brand but I would guess some cikai brand)...

condo = 3 bedrooms + 1 utility room
size = 1238 - 1268 sqft
starting price = $148000
maintenance + sinking = 0.145/sqft (if i remembered correctly)
total blocks = 3 blocks
total units = 798
property area = 9.361 acres

hehe..now i'm officially a promoter to the properties...(not liable for any false/altered information)...joking... Laughing

Then what about the loan? Which FI are you taking?

For my case, got 5% discount and RM5k rebate for not taking the default loan plan.

How much you paid for your loan legal fees?

I haven't choose my bank yet...will decide by end of the week but several banks already called and said their loan fees will be around $4000 plus disbursement and all...
I don't think aman heights offer additional discount like pavillion when it comes to not taking default loan plan...

You can check with them on the additional discount for not taking default loan plan....coz I don't think they'll inform you in the first place.

For the loan fees, better to confirm with them whether the fees they quoted you is the finalised or estimated amount. Any additional charges.

For my case, the lawyer confirmed the loan fees with no additional charges. But then when they charged me later, I need to pay for additional charges which they left out earlier in the quotation. Finally, they agreed to waive tht additional charges.

called aman heights developer..they don't have additional discounts if take other loan package...the fees given by bank also estimation but they will provide with quote from lawyer by tomorrow..hopefully approve..so far 2 banks reject already because I also have car loans...so they can only give 80%...

Last time one of my mortgage friend told me tht better to find out loans before signing the S & P. Coz sometimes those FI will reject the application and it would be pretty troublesome then...
