Hi Moonfreeman

When I went there 2 weekends ago with Wenqz80, there were still 9 units left.

Hi all,

Been away for a while - wow, so many new neighbours - hello and welcome to all!! Very Happy

Every time I go through the Sungai Besi toll, would look towards VP - at least it looks mostly completed from there, but considering I can only get glimpses of it and only of the upper floors, that's not saying much. Hehehe

Just wondering if anyone here is planning on changing the wiring to 3-phase from the current single-phase. How much would it cost and how much disruption would it cause to the rest of the building if I wanted to do it (if it's even possible)?

Hello, seems like everyone is getting excited of when we can move in Surprised
I have a question here, hope some experts can help to answer.

1. is it worth to sell off the apartment right after completion?
2. will i need to pay tax if it is sold within 5 years?

Even though there's no longer RPGT real property gains tax, you still have to consider the lock-in period by the bank, usually 5 years. They may charge abt 1-2 % i think, if you sell off within this period.

I have heard so many different versions about the sewage from the sales people. I must say it looks quite huge and its going to be quite visible. it seems :

1. sewage centre is for VP and it has to be built outside the parameters...
2. its for VP and it will be within the parameters...
3. For some other people

I really dont know if its for VP or not ???? Do we need such a big sewage centre for VP and does it really have to be outside the parameters ?? Hope it does not affect the place that much... i think the double story houses should be badly hit by it..

Anyone who has a clear picture on this ???

What about the project that is about to start at the back of Block A. Thats within the parameters of TPM right...

Passed by VP today, been discussed a while with Mr. Chan. He said there will be another Villamas project behid VP, will be launch very soon, but not sure is the one we see or not. Every time i drive in TPM, i can see beside TPM ( or Behind VP), there are 2 lands being cleared, there are not TPM land. Anyway, Hope these could create more accessibility to VP.

Hi all, i'm new here. Just bought a new unit for Block B highest floor. Would like to gather some opinion from you guys for highest floor. Most people wont buy the highest floor due to direct sun heat, water tank right top above la etc.... Sad

Hi, Musicgal

Welcome.

Basically, i m scare with top or higher floor, from some of my bad experience.. i.e. water leakage from roof. lift breakdown.. also direct sun heat Razz

Nobody know how accurate is his info. but i hope he is right.

How many unit left after your purchase?

Hi wenqz80,

When i paid the deposit last week, only 5 units left.. if i'm not mistaken, Block B left 2 units (13th & 14th floor each) & Block A left 3 units for highest floor.

The most worried me will be the water leakage from roof Confused As for the direct sun heat problem, i think wont affect much as the ceiling is concrete cement, hope wont asorb the heat much Razz

Welcome Musicgal!

Main attraction for me being on the top floor would be the breeze I'm hoping we'll get up there (my husband and i bought a unit on the top floor of block A). Am worried about lift breaking down but if it's a professional management company, should be ok. Ditto for the water tank hanging over our heads. Smile

Hi Nurjmo,

Not too worry about the lift breaking as we can make a BIG NOISE to the management hahahaha.. Laughing
I'm now still waiting for the loan approval from the bank (deadline for the remaining 10% is next weekend) Sad
Normally how many days the bank take for approval??

Regarding the car park, me & my husband greatly agreed with covered car park...!!

Saw a link posted previously, the factories will be converted to restaurant?? Great....!! If this become true, our apartment's value will increased for sure Cool

From this kpkt website, can see only 14 units left unsold (not sure effective from which date):

..web.kpkt.gov.my/idaman/Statistik/LaporanJualRumah.cfm?PROJ_PMJU_KOD=9175&PROJ_KOD_FASA=2&Nama_Pemaju=VILLAMAS%20SDN.%20BHD.&Negeri=10&PMJU_KOD=9175&PROJ_NAMA=VILLA%20PAVILION

Laporan Penjualan Rumah Bagi VILLA PAVILION

Jenis Rumah Bil. Tingkat Jumlah Jualan Jualan Seunit (RM) Bil. Unit Lulus Bil. Unit Maju
Bumi Cina India Lain Asing Jum. Dijual Jum. Blm Dijual
RUMAH PANGSA/KONDO 16 56 215 26 14 1 312 14 126,900.00 326 326

If the link doesn't work, try the main page

..web.kpkt.gov.my/idaman/Carian/CPemaju.cfm

If the statistics is true, then VP is already 95% sold. That's not bad at all.
