I have bought a unit of Villa Pavillion... the cheapest unit available RM126K... already signed the S&P... now currently going to apply for EPF withdrawal....

Last time I did tell the sales staff I wanna withdraw from EPF. Then they told me they can't wait for the withdrawal from EPF. If pay by credit card, additional 2.5% will be charged on me.

So, I paid them banker's cheque. Going to sign the loan agreement today.

not yet..I'm still having second thoughts. It's my first home(if I buy it) hence the big UNCERTAINTY..any advice to convince me?..The unit I'm looking at is on the 11th floor, price 169k. Shocked

if the price, location, facility etc meets your requirement, then there's no reason for you not to proceed....

Initially I was thinking to get the loan package from Hong Leong which offering 0% during construction. After I signed the S&P, oen guy from UOB approached me.

Because of this guy, in the end, i got a better loan rates from hong leong bank. They will also pay me back RM5k coz I didn't take their 0% loan.

location as in distance wise should be good once the new link road is completed but the factory surroundings are a bit of a turn off. The uncovered car park also is a minus being that I'm paying 169k for the unit. The term apartment also a bit low standard compared to condo. Tomorrow last day for me to decide. Rolling Eyes
p/s: did any of you(those already bought a unit) ever regret buying?

I went to Koi Kinrara before I went to see Pavilion. The price range is a bit higher and I think the size is a bit bigger as well. The view looking at sunway area are pretty nice since it's kind off on a hill. But I'm a bit skeptical of it's developer. Not much info on them i.e can't find website and their brochures doesn't tell license # and details such as other developers. Maybe others with more information about the developer could give opinion.

Is it serviced suites? Went to Koi Tropika and Koi Legian before, not interested in serviced condo/ apartment.

any opinion whether villa pavilion price would appreciate? I'm thinking of just getting one for stay then if something better came up(or I move to different state) within this 1-3 years, I could just sell the unit. The surroundings doesn't seem to have potential for further development due to the factories and TPM area. I might be wrong..no experienced at all about this. Any opinions from properties expert?

yeah... i cant remember of them offering 10% rebate... only 5% rebate for non-bumi and 7% rebate for bumi

i have been to the show unit for the SOHO unit for Koi Kinrara at the Koi Tropika site 3 weeks ago... i think by now should have the show unit for the condo unit....
during that time all unit got 10% rebate so basically u can get 100% loan...

I thought Koi Legian = Koi Kinrara?


Zuten, in terms of appreciation, I think it is not expected so much from apartments/condos which are more suitable for own stay (facilities/security etc) and Rental yields. (unless we are something like Mont Kiara or Bangsar!)

Landed will be more suitable if you are looking for longterm capital gains.

thanks for the info malaysian..I'm not really looking for longterm capital gain..just want some assurance that if i ever decide to get a new place then i can sell the unit a bit higher than the original price.
I'm wondering why there's still so many units left even after their launch.

p/s:The toilets in the unit are a bit small aren'y they?
