Yes, it can be confusing. Partly because lyetc hijacked the topic Very Happy joking only, ok?

What I know is the developer's name is Villamas and their projects are:

a) Villamas Apartment in Puchong (near Kinrara and Sunway): This one was launched a few years ago and expected to be complete by next year. A few units left unsold I think.

b) Villa Pavilion in Seri Kembangan near TPM: This one was launched in May this year.

hi lyetc,

I'm also a buyer of Villamas, Puchong. Got a unit at 7th Floor, facing KL/PJ view B type, of 1169 sq ft. Mine cost RM170k (upgrade version)
Freehold...

I went to open house special, left like 9 units facing hillside and 4 units facing KL view. For those to know..the KL facing view, will get the morning sun frm 1-2 o'clock direction. So, those buying hillside might get the evening sun, but depends if it's block by the hills.

They are throwing in free kitchen cabinet worth RM6k, plus 12mth free maintenance fee or another package, of RM5k discount + 6mths free maintenance fee....during the open house promo at Dec 2005.

Great place,...quiet..and expected to hand over keys in mid 2006,..,my bank alrdy released 75% of my loan to developer....

looking forward to move there...next year....

oh no, I was the previous buyer in 2004 batch. I was pointing out the current promo in Dec 2005 for new buyers.

Indeed, at first also looks like a goo deal.....but remember, the units price also appreciated a bit already. You can't get old price launched in 2004. Cool

Eamon, are you talking about Villa Pavillion or Villamas, which some of the forumers have been talking about lately in this thread. As I have described above, they are actually different areas.

If you are interested in Villa Pavilion, it is in Seri Kembangan area, but very very near to Bukit Jalil highway. You can read some of the reviews posted on page 1.

I'm one of the buyers, patiently waiting for my new place. Very Happy

I am interested in Bukit Jalil having stayed their over the last couple of years while visiting KL generally for 3-4 weeks two or three times a year, now I think that it would be best if I bought accommodation for my self to use, I am not looking for a huge return on the investment but for a property here ion KL for future use. I am also looking at Fortune Park, Th,

Mines hope to visit both tomorrow / Today Saturday, all input from you knowledgeable people is highly regarded,

What questions should be asked from the developer??? Will they allow me to specify my own finishes?? I am considering asking for a shell, no fit out, (not painted, no internal doors, kitchen units, bathroom fittings etc) what discount should I look for?

If I decided to request full wall height windows rather than the standard height are there planning laws to consider, or should I take a shell and enlarge openings as I seem fit, the standard windows as to the general specifications I would like to upgrade the same with internal doors & fittings & layouts, I was also considering bringing in a friend to buy a unit & knock into one unit for our private use any ideas from this list??

Any other construction sites that I should look at??

I would consider using a local hardwood floor instead of the cheap tiles that are specified ?? I was in KLCC today & noticed that the floors lifts etc are floored with marbles from central Iran why is local stone not used here as you have some great limestone & marble mined here?? or was that down to the developer the BL family but they never got on well with the Iranians when it was built

I've not been to the Villamas site, but according to the sales person, this Villamas in Puchong supposed to be completed by this year.

My friend went to the Villa Pavilion site last week, and apparently they told him they will be launching the second block quite soon, once the new link road (to Bukit Jalil) begins construction in feb/mar. This way, they can justify a higher price for the 2nd block launching.

Villamas Puchong, is due to complete / handover keys in mid 2006.
So far, I've been to the site,....guard house, swimming pool, playground all ready, plus some plants.
Interior, no idea yet.............hopefully it would be good.

Though this developer is new in KV,...but they got reputation in Melaka, and some housing development I saw.....

I'm one of the buyer of Villa Pavilion, block A, the second batch.

Would like to know whether you guys engaged your own lawyer to draw out the loan agreement? How much you guys paid for the legal fees, stamp duties and disbursements?

For my case, they told me i have to engage the developer's lawyer for the loan agreement.

I'm new to buying houses since I just started working and planning to have a family soon. I'm really considering this apartment but I'm really concern about the proposed new link road to astro. Let say IF the road is not built, it would be a hell of a hassle to go in and out of the place. Any sugesstion on how to confirm the road construction?

TPM is having it's own academy. I'm afraid the apartment will be rent out to students and I'm really not fond of living surrounded by bunch of college students. Any opinion on how this might turn out?

Regarding the new link, you can actually see if they have started the works as it's quite near to the construction site. The last time I went (last yr), they haven't started yet. Did you guys see it?

Being so close to the academy means higher posibility villa pavilion will be target renting spot for the students. Not to throw off pavilion value but it would be a minus if you plan to live there. But if you plan for rental, it's good news then. But I'm buying to stay not rent.

The "new link road" still can't be seen. There's still no construction going on as of yesterday when I visited the site. Kimrealty said construction will start in July but there's no guarantee about it. I do see a space used for selling 'besi buruk' at the proposed new link road area though.

What's the minimum income to make a loan for the unit? I just started working(starting salary around rm2000) and I'm not so sure if the bank will approve my loan. Anyone with experience could give an opinion on this?

Basically loan approval is based on your monthly installment not more than 1/3 of your gross income per month, whether you have bad previous payment record (CCRIS +ve), too much current commitment, developer bad record and etc...

2k is enuff......most of banks now consider 1/2 of your salary eligible for housing loan monthly installments.

thanks for the info and opinion..I almost bought myself a unit yesterday then I had second thoughts..now i'm having problem deciding whether to get the unit or not..have to decide by today or the unit i'm eyeing for will be gone..
too many concerns though..afraid crime/theft a bit high since surrounded by factories..
