Hi, Martian.
I dont think the rental rate there will be good. First, it is not active area, far away from LRT, no college or university around. if you r taking those apartment opposite to bukit jalil stadium as a benchmark, e.g. arena green, the rental price of VP will be definitely lower.
So, i believe it is not a good property for investment, but only for your own stay. You will be able to enjoy the silent, fresh air, and the most important is not adjencent to busy traffic road. |

| I also taken UOB loan, i very lucky that offer me 90% + 5% loan amount to me. As i know now uob and most of it foreign bank, that only give 80 to 85% of loan only, unless u need open FD account in that bank. |

How come no message, no reply and no talking from you all? Disapointed for those log in this to look SOMETHINGS ya.. haha.
COME ON... there is aprox. 20 months to go to get the house.. for sure you all are working hard to collect money for your NEW HOUSE, and also planning on renovation and Furnishing... Come on... letz talk something.. such as where to cheap and nice furniture, custom-made kitchen cabinet and wardrobe.
SITE PROGRESS UPDATE:
went to see yesterday (10-10-06),
1. Block A, build up to 4th floor.
2. Block B, seem like finishing the top most floor |

haha... because no update recently so everybody is like quite.
Very happy to know that block A has reached 4th floor.
Looking at block A,
3/9/06 - Ground floor
10/10/06 - 4th floor
so I can say they complete 3-4 floors in a months.

Well, for those who visited our Villamas (Puchong Jaya) residents forum here,..
just that we are disappointed, when the keys are issued early..
but the defects are still a lot, over 20+ items per unit.
So my advice to you all, make sure...quickly label the defects when you collect your keys, and keep chasing,..mine took 2 mths to settle the interior matters, external not yet....
many units now are reporting in their defects,..and contractors are busy...too many complaints?...guess so. |

Maybe you can snap some pictures & share with us
By the way, abt the link road..if I'm not mistaken, read something abt it last couple of months on paper..They will check with TPM on the compensation for building the link road coz tht area belongs to TPM. |

SMDR '98 , is it referring to S M Darul Ridwan, Tpg?
hehe..if yes...then i graduated in 93.
We noticed, in our apt,..the lower ground seems to have less
defects,..and as we go higher..more and more defects.
Main stuff :
1) Water leaks
2) Structural defects (cracks to extrior walls, my case)
3) Lining of tiles (esp. floor)
4) Chipped tiles.
5) Doors (cracked..badly)
6) Sliding door at blacony...everybody seems got issue!!
7) Rusty windows - arms
minor cracks at ceiling / walls/ - this one test yr eye-sight! |

Is there any complains on "Slanting" on structure wall, window or door frame..?
I believe the most worry is getting a NON-PERFECT rectangle/square structure. Imagine how if you get a TRAPEZIOD shape living room, or bedroom.. haha.
Hopefully no serious slanting larr....
Do you might to make some snap on your unit defects, BEFORE and AFTER. This could show us the quality of delivery and resposibility.  |

no major slanting on the structure wise, for my unit...
only a bit slant on the door frame to the floor of my bathroom.
I closed my eye on that...minor. |

i have seen other middle-sized developer works...
some very terrible...major slanting of structure...gosh.
Some, only like less than 5 defects...in other apt projects.
I guess out of 10 star for villamas' workmanship,..i may rate them 5-6 out of 10.
They got lotsa of room to improve. As long as they are responsive to
fix the defects, i don't mind...but as humans, we also know that
gotta chase up.  |
