Last weekend, I went to the show room of Aman Height, I was amazing about the facilities there.
There are total 3 swimming pools there and one of the swimming pool sizes is only 30metere less than Olympia size (according to the sale person). It is with full facilities with indoor badminton court, basket ball court, tennis court, gym and etc…. a resort lifestyle there…

The price if compare with Villa Pavillion, Aman Height is cheaper in term of $$ per sqf and facilities.

The good things that VP better that Aman Height are the location and low density.
As you know that Aman Height is located at the far south , even in future with built out the new link road KL-Putrajaya, we need to pay the toll (It is a highway not a link road according to the sale person).

In term of the location, density and the maintenance fee, I still not regret to buy VP. Very Happy

there are some access roads...and some highway...nowadays pretty hard to avoid paying tolls in KL..

I agree with you on all the above...VP better location(much better in terms of accessibility), lower density(14 floors compared to AH 26 floors + VP 2 blocks compared to AH 3 blocks)...but I think the maintenance fee is about the same...AH is 14.5cents(including sinking fund) psqft...VP is 13cents excluding sinking fund I think...

But the thing I don't fancy about VP is the surrounding...small factories and no more room for development...the design is also pretty simple..plus size a little small...and non-covered carpark..

But I'm glad you didn't regret...as long as you're happy...then it's all good...

It's joese....

By the way, the 13 cents maintenance is only available for the first 2 years only, right? I saw it in the mutual of convenants. Guess later they'll increase the maintenance fee. Confused

Zuten, the maintenance fee between VP and AH is almost the same. However AH is more worthy because full of facilities.
The cheaper maintencace fee that i mean is because VP is smaller size in sqf therefore the maintenance fee is lower Smile (915 ssf is enough for me Very Happy ).

In fact, i feel that the maintenance fee of VP is expensive because it provide only basic facilities. After 2 years fixed rate, it shouldn't higher that 0.15 per sqf, right, joese?

At least we know that it wouldn't increase on the second year (think like this should be better Smile )

Yup, i had signed up the loan agreement, by taking hong leong 0% interest during construction period. i knew you signed up another loan package from the same bank,right? I have loan 128k, max instalment is RM821. How about yous? (If you don't mind)

Mine is RM700 something if I'm not mistaken.

Did you find tht the staff from the legal firm are very rude to their customers ? For instance, they sent the hand-written quotation (not pro enough!) and very impolite when spoke to them via phone or in personal.

U mean the lawyer firm in Kelana Jaya? The time i went there to sign up my loan agreement is after working hour. Not many people that i met. But until now i still haven't get back my stamping loan agreement and receipt of the payment. (2 weeks ago i signed up)

I signed the loan agreement at Seri Kembangan, the developer's lawyer (Chia, Ooi, Sun & Co) on 10th Apr. You engaged your own lawyer?

Yup...haven't got back the doc from them, but then they issued the receipt on the same day.

How much you paid for your legal fees?

I use their lawyer also. The already get my copy of stamping S&P, just the stamping of loan agreement haven't get back. My legal fee + the disburment + stamp duty are around 3100. How about yours?What document you haven't get back?

Same to me. Got back the stamping S&P and mutual of convenants, the stamping loan agreement still pending. Waiting for the RM5k rebate too.

My legal fees is around RM2710.

They have some questions regarding Villa Pavilion. Let's find out the answers...

Q1. Kamaljit is concerned on the rumour tht Villa Pavilion will place the
water treatment plant right in front of one of the building. According
to VP, they have yet to decide on the exact location.

Q2. Wilson: Any idea when is the access punch thru' to Sg. Besi
Puchong? Any submission to relevant authority yet? What's developer
commitment.

Q3. What's the price for 2nd car park and how many units? We don't want
double parking along the road going in, right? Wink

For Q1: What is water treatment plant?

A2: Got it from newspaper in the show unit, this link have been approved, waiting for TPM to cut off a bit space for this road because they want to make the road wider as double lane in each way. The work may start on July 2006 according to the developer.

A3: I asked them before, they said currently 2nd carpark is not yet available, have to wait until completion stage.

better wish the water treatment plant project get cancelled..it might get a bit smelly at times...

i've read somewhere on the internet about the access road..cant remember where...they said it's going to start building in feb this year..then i heard they moved it up to june...now it's july...but eventually it'll get done i hope...just a matter of time...

Q1. According to Michelle (Kim Realty), the STP is a proposal among the developers of tht area. (Other than VP, there are double storey houses developing by another developer). The STP's location has not been finalised yet. Crying or Very sad

Q2. As for the link road, it has been approved by MPSJ. Louise already confirmed tht MPSJ approved for the new link road connected to Sg Besi-Puchong Express way.

I am VP buyer too. I just signed SNP last weekend. I felt sad to know that water treatment plan is around that area. I wish it will not happen. Because, it will causing the housing drop price immediately.

I bought Block A , 7th floor too. I went to the show room last weekend to sign snp. I think the counstruction progress is quite good and on time. From what i heard, bank will start paying 10%. Anyone of you plan to attend official launching?

regarding car park, i got some info from the agent. i heard they are not going to sell second car park. We have to rent it. The allocation of first car park is based on level. That means the higher level you bought, you will get nearer parking slot. In other words, allocation on parking slot is depends on apartment price.
