Affordable Villa Pavilion apartments

PETALING JAYA: Freehold properties in prime locations in the Klang Valley are quite scarce these days and they come tagged at prohibitive prices. VillaMas Sdn Bhd is offering such properties at a more affordable price option through its latest development, Villa Pavilion. The apartment development was launched last month.
VillaMas managing director T S Gan says the apartments are affordably priced from RM126,900 to RM226,600. Villa Pavilion comprises 326 units in two blocks, with each floor having 11 units.

He is confident the apartments will attract plenty of interest. "They are very affordable freehold apartments in a mature neighbourhood. There's a good network of roads leading to major areas in the Klang Valley," he adds. Gan feels that potential residents will be young couples, executives and those working in the nearby Technology Park Malaysia. He predicts that the freehold status will draw investors as well.

Block 1 was launched in late May and response has been encouraging with 35% of the units sold. The units feature five built-up sizes ranging from RM915 sq ft to 1,589 sq ft. Built on 4.6 acres of freehold land, the project has an estimated gross development value of RM46 million.

A unique feature of the development is a separate 3-storey building that will house a multi-purpose hall, gym and swimming pool. The gym overlooks the pool.

Nearby neighbourhoods include Taman Putra Indah, Taman Serdang Raya and Taman Bukit Jalil. Villa Pavilion residents will be able to shop at Carrefour hypermarket in nearby Endah Parade or visit shopping centres like South City Plaza and The Mines Shopping Centre. Amenities in the area include banks, petrol stations and eating outlets, while the Bukit Jalil LRT station is a short drive away.

Villa Pavilion will be accessible via the KL-Seremban and Kesas highways and Middle Ring Road II. On traffic congestion in the densely populated Seri Kembangan-Serdang area, Gan says residents would not have a problem getting in and out of the development. "There will be a new link road less than 1km from Villa Pavilion that connects it to the Jalan Sg Besi-Puchong Expressway. The Subang Jaya Municipal Council is expected to award the job to a contractor soon," Gan says. He adds that developers in the area attended a meeting with the council last month and were requested to contribute an additional premium towards the construction of the link road.

VillaMas also launched the VillaMas apartments in Puchong in February. The project is 70% completed and is expected to be ready by the first quarter of 2006. Its other projects include semi-detached and 2-storey terraced houses in Bukit Kepong Baru and 2-storey terraced houses in Taman Melaka Perdana. Its next project, also in Melaka, comprises 2- and 3-storey shopoffices in Ayer Keroh, with an average price tag of RM150,000.

The maintenance fee for Villa Pavilion is set at 17 sen psf. The project is expected to be ready by mid-2008. The developer is offering early purchasers an upgrade package worth RM8,000 and a chance to be assigned a covered car park. For details, call 03-9018 1818

Any reviews on this project? I think it's a really good buy, as it's so close to the Bukit Jalil area and yet the price is so cheap. I'm seriously considering to book the place but no time to see the place yet as I'm currently outstation. Anybody know how many units still left?

Wanted to take a look the last time when I was back in KL a couple of months back when it was first launch, but could not make it. Sad

Back in KL over the weekend and finally went to see the Villa Pavilion on saturday...

Here are my personal observation of the place...

- Got a bit lost looking for the place not easy to access the place until the new link road is build from TPM
- The condo is located behind TPM and the immediate neighbours are light industrial shops, shop lots (mostly not occupied) and a new double storey housing project.
- Freehold and comprises of 2 blocks with 11 units per floor and Smart card access for the floors
- relatively affordable starting from RM120k onwards
- Only 1 unit at 1,589 sq ft for about RM220k (the rest is 951 and about 1050 sq. ft)
- Maintenance fee is 0.17 sen per sq. ft (same as "Fortune Park")
- Open-air car parks


Went with a couple of friends there and we all have the same impression and conclusion - not very impressed with the place and we are not considering this place for investment.

Went to look at the project over the weekend. Not too bad. A bit difficult to find the place but I belive when the new shortcut is opened to Bukit Jalil Highway, this place would be very accessible. Not very high density and freehold some more, the price seems reasonable. The light industrial area nearby is a bit of a turnoff, but from what I can see, the condo will be quite protected by the double-storey project. Also it's on a small hill.

May consider this place but will discuss with the wifey first and look at other projects also now that Im back in Malaysia.

Raistlin, which other projects are you looking at? I saw from other threads that you had bought one in East Lake which is also roughly in the same area. I'm not so keen on this as it's a serviced condo.

Yep, with the new access road, it will be easier to access the place. Currently it's a bit difficult.

I am currently considering Fortune Park at the moment. Will be checking out Junta Mines and USJ 1 Avenue next. Smile

Hello, we booked a unit on Saturday, hope it's a good decision. Seems like not many people know about this apartment. We liked the location and the price. Hope the quality will be good as well. Was reading the topics on Putramas and sounds scary!

Well, the buyer-get-buyer promotion is over plus other early bird incentives. Too bad. But they seem to have other incentives in place. Now there's an 8% discount, maybe mainly for the more expensive units.

hv seen this.....don like...parking , although covered, is away frm the condo bldg. you'll still get wet when it rains .....imagine heavily laden with shopping bags n hv to run into the condo ... an auntie's point of view Wink

Quite interesting location. But my questions for anyone who have visited the site:

Has the "link road" started construction yet? Or another false promise drawn onto a brochure map to entice purchasers?

What's the construction status now? If it's completed in 2008, I guess nothing has started now. 2008 seems far, now we're not even done with 2005 yet.

1# - I not too concerned about the link road. It's only 1km long and there shouldn't be any cost issues to complete it. Also, there are MANY new projects in the Seri Kembangan and Serdang area that are advertising this new linkroad, so with so much support, it would be shocking if this gets stalled.

2# - Construction does not appear as fast as I would like it to, but maybe my expectations are too high? In any case, they have already billed the progressive 10% payment. I'm hoping for a very very early completion as we would like to move in as soon as possible!

Hmm, 10% progress billing means they probably have done the land clearing? Am I correct?

If already 10% now, I wonder why 2008 only completed? A bit weird, that's all. Unless this is common for high-rise projects.

Sorry, I'm not expert so do not understand much about the land clearing part. But the land is actually already empty (no forest) and the foundation/piling all seems to be completed already.

For the completion date, I'm also wondering the same thing. How is it that apartments and condos always have a 3-yr completion target (from SPA) but the landed property is only 2 yrs? Not fair right?

Villa Pavilion was launched in May this year, so the target to complete is May 2008. Verbally they told us they can complete by 2007 year end, but nobody knows la. I'm actually hoping for earlier, so I can stop renting and finally have our own place!

We like this type of apartments to review. You want to know why? There is basically only one type of unit available (with some slight variations). Easy to write about. But you know what we’re not excited about? The location of this place. For starters, it’s near Serdang Raya and Seri Kembangan town, heartland of the KL Chinese community. We like the food there, but most people I know avoid it like the plague, for their own reasons. Furthermore, the exact site is surrounded by factory lots, and older 2-storey terrace homes.

There’s a proposed 300m link road to the Sg. Besi-Puchong expressway (near Technology Park Malaysia), but it would be awkward if this condo is completed but that short link road isn’t. Besides, if you’re going to KL, you need to go a long, long way to make a U turn on that road.

(Location map will uploaded soon, thanks for being patient!)

But if you’ve no problems with the area, the place is downright affordable. It’s really a bare bones place, nothing fancy to keep the cost and price down. Obviously they are targeting the young urban, mobile crowd, and maybe young families. There are 2 identical towers, circling the common facilities in the middle. The facilities are just the basics, like guarded security, swimming pool, kindergarten, and… and… ok, there’s not much else. (What were you expecting here, a 5-star water theme park? But we suppose it must be a good thing they don’t have an open air karaoke seafood place that features only Hakka songs…)

The units from 915sq.ft to 1,110sq.ft have the same layout. Sensible design, 3 bedroom, There’s a balcony, should have done without it to make living bigger. But some people like balconies, we don’t. Living and dining is quite spacious, kitchen is open to dining. That we don’t like either. Kitchen fumes will go into the living room and your furniture. Yard is adequate. If you read our earlier review for SuriaMas, it’s big enough to cater for the students/bachelors and their once a week laundry.

There is a larger 1,589sq.ft unit available that comes in 4 bedrooms. But the layout’s kinda awkward with the living in the center, and rooms on both side. But some people will fancy it, we’re pretty sure.

Developer is a new player, currently doing the Puchong Villa Mas project. They are offering reasonably-priced upgrade packages for the buyers’ convenience. More developers should do this, especially lower end projects.

Location may detract from the place, but it’s near Bukit Jalil, KL, KTM commuter LRT station, and good existing network. And Seri Kembangan has glorious Hakka food. But surrounding factory lots are quite unappealing. And Serdang / Seri Kembangan is infamous for its traffic jams. Nice surrounding mountains near Technology Park Malaysia (at least until they clear it for another condo project…)

I think its previous project is more attractive & valueable...(next to Sunway, if the Kampong road is link...)

Actually, I've bought 1 unit which facing the panoramic view of the KL city skyline...it's 9th floor, whereby it's the only unit left when I planning to purchase...

How much did you pay for the 9th floor unit? What is the built-up sqft?

I remember the brochure stated minimum price of RM129K, but I guess these ones are already taken up.

9th floor, 1058sq.ft, paid 156k + 6k (upgrade version), it's quite reasonble, if i'm not mistaken, 129k are those face the hillside (after bumi discount)
