"What is so Important About the Garden?"


Seeing as this area has been neglected, most like the subject matter in question... I thought I would step forward and pioneer the way for this topic. I thought I would start by giving my view on how important this part of a property is when it comes to selling or renting, .... either way a garden is part of a property so why not discuss it... and in fact it is one of the key areas of a home that creates comfort and brings life into a home. for the purposes of this thread I feel it deserves a major contribution to get this post going.... lets hope we get some interest.

Most people wrongly believe that a garden is not an essential part of a property when it comes buying, selling or even renting a property, because it is not a widely used part of the house...especially in the UK which is where I am from... due to weather conditions... but summer time people spend their lives there.... enjoying every moment they can get.

You maybe thinking that there are only 3 key areas in house that attract buyers or tenant and that are the bathroom, kitchen and lounge areas. Well there is a fourth.....you guessed it the Garden. The garden is the fourth main room in any household....think about...why are all these developers providing nice garden areas, flower beds, grass areas, garden lighting, water features so on a so forth. It not because they are generous..... AS IF, it’s because they know that it will attract more buyers, it creates a feel good factor, it helps soften the appearance of a large brick constructed house or condominium, it bring in a fresh nature loving, spiritual feel into a development. The garden assists in creating that WOW factor, the factor that can be the difference between someone buying or renting or going else where.

To put it another way.....I would like you to relax for a moment take a couple of deep breaths and relax I would like you to imagine for a moment that you are about to enter into a house.......picture this..... a large wooden oak front door opens and you are welcomed by a large open long hallway, as you walk into the house, you notice it has dark wooden flooring in the hall way with soft ceiling spotlights pointing down onto fine art paintings on the wall....as you walk you can smell vanilla essence in the air, you hear soothing music playing in the living room... as you approach the kitchen you catch a glimpse of black granite work surfaces with fully designed fitted kitchen with oak cabinets, black slate flooring stainless steel kitchen utilities, very modern with high finishing standard.... the kettle is boiling and you can smell the aroma of freshly ground coffee..... as you pass the kitchen entrance you approach the door way leading into the lounge......as you get nearer the music becomes slightly louder.....either side of the door way you see there are two large green indoor house plants bringing life into this luxury household......standing in the door way to the lounge you remove your shoes and walk onto the soft cream comforting velvet carpet, the room is spacious with good quality leather sofas, soft furnishings and soft ceiling lighting with a centre coffee table and fine sculptures giving a simplistic modern contemporary feel.....as you stand in the centre of the room you turn to your right towards the patio doors which span the entire length of the lounge... as you look out into the garden.... you see overgrown grass, the flower beds with weeds overtaking the entire garden, the patio slabs are all cracked with weeds sprouting from between them.... the garden wall is crumbling and collapsing, in the centre you see a large hole with black liner with thick smelling mud lingering in the bottom, that used to be a fish pond but now loks like a bomb crator, also in the garden or should i say building site there sits a green mould covered water feature that is no more...... the garden of hell welcomes you!!!

What would this do to your impression of this property.... what started out great has now been dampened by a neglected and run down garden which ruins the overall look and feel of the property..... don't get me wrong this is an extreme case...but it serves as a reminder as to how important the garden is, and that it should be treated like any other part of the house... it is an extension of the home.... In my years in property I have seen people make a decision on not buying or renting a property purely because the garden was totally run down and not looked after.....what you also have to remember is that someone else could have a similarly, luxury and good quality property who have also looked after and maintained a welcoming garden...... which one do you think a buyer or future tenant will go with..... I know where my money will go! where would yours go?

well.....That’s it from me on this....... I hope you found this interesting and more importantly got you thinking about the importance of a garden in a household.... it would be great to hear others views on this as well.

I do dagree with you rhys. In fact it has proven that good lanscape planning and designing will contribute to a good premium for that particular development. Do have any benchmark or rough ideas on how much normally will a developer allocate (% wise) for the landscaping.

i agree too,the house i have bought for resto has an average size garden which i fully intend to make into an extension of the house,complete with(not so)hot tub,gazzebo etc etc,i also intend to install a water misting system like the ones found in KL cafes etc.......any info on where to get this would be most welcom

any ideas where i can find listings of shrubs/trees/flowers etc that grow well here or are native to the area? I like the idea of attracting the butterflys etc into my back yard paradise Wink

Good article!
I think the gardens are the part of the property that many people don't care about enough when they want to sell a property, however, the garden is very important because most of the times it adds to the first impression that a potential buyer gets of a property and this is crucial for the decision process.
I would argue that properties with a nice, care about garden are sold much easier!

Price of spending valuable time with your family in the garden-priceless..Laughing

BUT the consultant fee and material can really vary a lot. Perhaps there ought to be a thread to post the following:
