Hi, I also have bought one unit there. Good to know all the future neighbour are under one roof before even before it is completed. haha.

BTW, is it possible we request our local council to monitor the progress of our project as our house was built on hilltop?

AC piping inclusive mean refrigerant pipe and drainage pipe? are u sure free both piping??

I'm not sure how true this is, I heard there were banks giving BLR-2.3%. But for me, I didn't get that offer...

Mine is not full flexiloan, but with withdrawal facility by paying RM10/transaction for a minimum of RM1000 withdrawal. Yup, it's zero entry cost too.

The facebook group is definitely the place to start.... it would be easy if we have lawyers, contractors, civil engineers, accountants among us. We can then go on to construct a list of questions for the developer to answer to our satisfaction.....

what i would do is to call the villamas project guy to set up a meeting when we are all ready... anybody have other thoughts?

on another note, been doing some chceking over at other projects launched concurrent to atmosfera.... most of them not selling well, setiawalk, zest, zen, etc..... still can't understand how atmosfera is such a hot sell....

Looking at Atmosfera posted sales chart, looks like

Block A - 90% sold
Block B - 75% sold

Not bad.... kudos to Villamas Very Happy

I know Zest is

Block C - 100% sold
Block B - 90% sold
Block A - 60% sold

what about Zen and SW??

Zen, they are having some event today, called the office, they have the buy back gurranttee package, don't know how it works..anyway the sales staff told me Block A 90% sold, Block B 60% sold.

it this consider good, this project has been launched years ago? Atmosfera start selling merely 4 months only.

Ic.. Buy back guarantee is something like what Sime Darby is doin as well right.. maybe not refunding 100% kinna thing..

Atmosfera and Zest are selling fast so far. Zest was merely 6 months

Zen sales consider ok la..

SW not even 1st block after 1 yr Sad .. Hopefully all development in Puchong doin good and benefit all who vested in Puchong Very Happy

Zen started its sales during MAPEX exhibition in Sept/Oct 2008 (before its soft launch). their concepts are quite impressive, especially their security and i actually thought of this before Atmosfera. However, Atmosfera still is the winner.

The buy back guarantee is when the buyer being retrenched during the construction period, the developer is willing to refund the booking fees + down payment. supporting doc as prove.

When i look at their website, was quite impressive. I think Zen and Atmosfera are like direct competitor. May I know what makes you choose Atmosfera instead of Zen?

This actually is a quite tough decision to make:

Cons are:
1) Zen is Leasehold
2) Mosque, Hindu temple & cemetary around Zen (main reason)
3) surrounding is not pleasant
4) further away from main rd/ highways

Once we discovered Atmosfera, the location really delighted myself and the floor plan meet my needs too. Therefore, i have chose Atmosfera over Zen. Believe me, it was really a though decision.

I do think Zen have some strength over Atmosfera, especially the security system which you've pointed out earlier. But I would say owning Atmosfera is easier than Zen due to the 9% discount.
