i think instead of creating Atmosfera as a user account, it's better still if we create a Group Page Smile just my two cents

at the top of the page there are some tabs - 'Home' 'Profile' 'Friends' etc...look at the fartherst right after your name, settings, log out...there's a box...type 'Kondominium Atmosfera' in it...voila!

Hi stevenck, you have actually 3 roads, link out to LDP, OKR and KESAS thru taman kinrara area, the later 2 can avoid toll and jam.

Well even with so many condo in a group, u can still have the quiet environment, as this little hill Bukit Tandang is far away from hiway.
Random parking already happened outside villamas apt. For Atmosfera, hope this will not happen, as all owner min have 2 car parks and there are nearly 1000 cp for this development.

Not very sure about the rental rate for guest house, this will depend on JMB later.

Well, not very sure also how r they going to arrange the CP, but rule of thumb, higher floor =more expensive should be getting more strategic location.

Workmanship, at first glance look at villa pavillion and villamas apt, quality of work should be OK, I just don't like the lift brand which i never heard before and the chime is so loud. Maybe Eugene jk can share your experience.

I don't think there will be another spinning of wheel of fortune, unless the developer do it again, since the sales is so good.

SPA will stated clearly how the 0.18 cents calculated.

Tax redemption, may be check with LHDN, under mini budget announced by PM.

Hopefully the lift brand is not Dover. I am a resident in Villamas, and the lift sucks. Often broke down, and the doors are not sensitive enough. Can be dangerous for kids.

As a purchaser of Villamas (their first apt in KV) , I would rate them as average in their services, but slow in getting defects fixed.
The marketing is good though by Kim.

Hopefully they have improved and willing to listen and not cut corners
in this development. Cool

Actually, this tax rebate only for the home loan interest. Since Atmosphere will estimate complete 10% progress somewhere around sep-oct, bank will start charging us interest based on the first 10% disbursement. The interest will increasing based on the progress of the project. My above calculation is just rough estimation for the home loan interest. Hopefully, this will clear a little bit of doubt. Actually, i got to know this when i read about personal money magazine i think 2 months back... Smile

MOT is calculated based on

First 100,000 = 1% of Purchase Price
Next 400,000 = 2% of Purchase Price
Exceed 500,000 = 3% of Balance

For 1300 sqft, price is around RM320K and MOT is RM 5400 in this case. MOT need to pay upon receive of strata title. So, no need to worry too much now.

MOT is not adsorbed by the bank. It has to be pay by the owners. However, nowadays some of the developers offer free MOT package also.

If i am not mistaken, MOT is not waived by Villamas for Atmosfera.

When you get your strata title, you need a lawyer (SPA lawyer) and pay the MOT to transfer to title from developer to your name.

Maybe 5 years later after VP... who knows? But Condo will normally take sometime for the strata title... Laughing Laughing Laughing by looking at government servants efficiency

In case you sell off your unit before you get strata title which means your unit still under master title, then you no need to pay anything. Just let to 2nd hand owner to worry this... Laughing Laughing Laughing

Thanks for the explanation. I found a link which illustrate the example of the tax rebate. Hope you guys find it useful. Page 4 number 2.

My home loan approval is taking ages. I have extended my SPA execution, but I'm still yet to hear from any bank regarding the loan. I was told that the approval will be made known about a week after the application submission, but.... sigh....

Anyone here have any experience of waiting more than two weeks for loan approval? Called the banker, all I got is pending status.....

There will be another bomb for the MOT. I really hope it won't be coming so early. Or should it be early to avoid future hassle?

hi steven, my home loan is also taking ages. in fact i signed my spa without an offer from the bank. the lawyer did not even ask me if i have my loan approved.

my spa was signed at the end of may and am still waiting for the banks to get back to me until now. i called the developer's office last week to check when will the 1st drawdown be and the lady told me end of this year or early next year.

the sales agent at the site told me around sept/oct. so there is still time, i guess. though best to get it done soon.

I have received offers from Ambank and Alliance but I'm still waiting for RHB. The lawyer says you should sign the SPA only after your loan is approved by one of the banks so as to ensure your credit rating, etc is ok for you to apply a loan.

But RHB..I'm appealing for a better rate, but it's taking a while and it worries me. Hopefully the drawdown will not be anytime soon!

Wouldn't it be very risky signing the SPA w/o the loan approval? Unless you are very confident that you are getting the loan sooner or later. Btw, is there any penalty if we decided to call off the SPA if we don't get the loan?

For my case, i think am better off to get bank approval before signing my SPA.

firsttimer, may i know what are the rates given by Ambank and Alliance? I've applied Ambank, Alliance, RHB and Maybank, but none of them has yet to approve my loan application.

Yea, I agree that it is better to get your loan approved first before signing your SPA. In my case, I am sure that I will get a loan. However having said that, if I had to redo it I would get my loan first then sign the SPA.

The sales agent told me that you have to prove that you have applied to 2 banks but got rejected then they will return your money. I can’t remember though whether it is $1k or $500.

RHB quoted me BLR – 2.0, the branch in IOI mall.
