AC ledge for you to put the AC compressor which required direct ventilation to outside, in our case there is no provision, however developer will resolve this issue.

For real Atmosfera? If i gather from the discussions, u mean to say that there are units meant for rental in the future. Who would be pocketing the rental monies? the JMB or the developer?

Even if it is for the JMB or later the MC, there r still security and other issues that may come with it.

KIndly please explain. I really didn't know. Thx.

What do you think?


Really a good effect from you, chrispar.
If is really hard and time consuming to start a brand new site,
I suggest facebook is a good choice or maybe with a link to a blog?

Hi glass guy, let this issue be worried later who will pocketing the rental etc etc, but i assume once the development handed over to JMB/MC, what ever collection will go into JMB account and the security issue should also be taken care by the JMB later.

What i mean here is the development is well thought off in the facilities provision. These few guest houses should mean for the resident's only guest to stay, for example if your relative come in a group and they need a place to stay overnight, you can rent this guest house for them if your house have not enough room.

The other advantage is this guesthouse can generate small income in long run to maintain the condo as well, as for now we already worry that the maintenance fee 0.18 cents collection is not enough to cover.

Pardon me for being a bit of a pain here but i can't imagine the developer building extra units of 'guest house' for the atmosfera community for free.
in my previous condo, extra car parks were sold off proceeds go to the developer.

Can't be that good right?

ok, got some clarification on the guess house thingy.... there is nothing written on the s&p on this and the developer themselves were not aware of such plans. this thing may have come about from misunderstanding or over eagerness on the part of some of our fellow buyers(Understandable, as buying a home is a huge decision) when the KIM realty ppl explain the 'possible' use of 2 rather large rooms near the ammenities are. Some suggestion on turning these room into guest house may have got some of our imaginationation run wild. So there u go.

On the a/c ledge, got confirmation that all ac points and pipes will be included. THere will be multiple ac ledge, probably just outside of each a/c point due to cost concerns....

Just some further clarifications, in the list of facilities for their marketing, guest house is part of the "25" facilities, how can the developer said they are not aware? that strange.
I m not sure whether you have sign your SPA, it is stated in the list of facilities as guest house.

As for the AC pipe, piping inclusive mean refrigerant & drain pipe? if this is true, then this development is worth worth buying, as refrigerant pipe is the one that cost you money during renovation.

HI. By now we should see sales for atmosfera hitting above 80%. However, I believe there are a lot of question marks as to what is and what is not provided.

May I suggest we get ourselves organized and meet the developer, to seek out answers to your questions. I see quite a few learned individuals amongst us, people like Atmosfera, who is knowlegeable in construction, and hopefully a lawyer or 2.

I have spoken to the Ass. Project Manager to the job earlier, and he sounds like a reasonable bloke. In fact, he was very helpful when I asked him the question on the a/c ledge.

In the case of Atmosfera Condo, where a realty agent is engaged to sell on behalf of the developer, it is even more important that we establish direct contact with the developer and not take the sales agents' word for it.

A group of 3 to 6 for a start. Have your queries prepared and we can compile them before we set out to meet the developer.

Or any other ideas?

I asked the developer on the a/c ledge, piping nad point only. The guest house, I asked the SA from Kim. He seem unsure about it too. No, I haven't signed my SPA. If it is listed on the SPA, even better. One less item to worry about.

By the way, great pic. U went up the hill again to check didn't you. Laughing I really don't remember the guest house listed on the project model.

My KIM agent kept on telling me about the guest house so it's weird that some other agent didn't know about it..

Hi stevenck, you have actually 3 roads, link out to LDP, OKR and KESAS thru taman kinrara area, the later 2 can avoid toll and jam.

Well even with so many condo in a group, u can still have the quiet environment, as this little hill Bukit Tandang is far away from hiway.
Random parking already happened outside villamas apt. For Atmosfera, hope this will not happen, as all owner min have 2 car parks and there are nearly 1000 cp for this development.

Not very sure about the rental rate for guest house, this will depend on JMB later.

Well, have u read the earlier posting, perhaps it explain why this are is not investment hub.

Well, not very sure also how r they going to arrange the CP, but rule of thumb, higher floor =more expensive should be getting more strategic location.

Workmanship, at first glance look at villa pavillion and villamas apt, quality of work should be OK, I just don't like the lift brand which i never heard before and the chime is so loud. Maybe Eugene jk can share your experience.

I don't think there will be another spinning of wheel of fortune, unless the developer do it again, since the sales is so good.

SPA will stated clearly how the 0.18 cents calculated.

Tax redemption, may be check with LHDN, under mini budget announced by PM.
