I saw many green stickers are already on the board, so I think it's doing ok. Will go there again tomorrow to try to get a higher floor unit.
If i work near mid valley, how early do i have to start driving to reach there by 7.40? Assuming the condo is ready now and i'm using old klang road. |

7.15pm using old klang road should be ok to reach MVC by 7.40am.

Today i have went to site office before noon today, wa...it is about 10% (around 40) units is gone compare last week on block 2.. strategic KLCC view, Sunway View, Pool View, Lower Ground all gone.. There are some potential buyers is there as well. If the trend is continue to be like that, all units will clear very fast... I think i have not make the wrong decision. :p

Went there again at 11. Agent has already changed my unit to the 11th floor one . Had doubts last night but after bringing a couple of friends over, I'm now very certain of buying this unit. Their positive comments were: very nice and big balcony, nice tiles, layout makes the unit appears to be very big, 13 units sharing 4 lifts, my unit is obscured from the lift traffic and unobstructed view among others. Concerns were condo will be on a hilltop and traffic (i hope the traffic issue can and will be resolved in 3 years time...at least widening of jalan leading to jalan pipit).
No more lucky draw...last one was held last month the agent said. Which banks do you guys apply the loan from? |

I was there until very late, there are still many people coming and book unit, from both block 1 & 2 sales chart, i believe the sales easily surpass 60%. Somebody said today itself at least 11 to 12 units booked, most of the end financier banks have achieved thier target.
Despite this area and developement is not an investor hub, but those buy for own stay can consider quite many, this is definitely very good for a living condo.

hi all new owners and potential buyers around,
to clarify some of the questions that you guys asked earlier :-
1) is 2 car parks allocated for you?
- Yes, it is. it's written in the booking form and also S&P (though not very clearly). but then i guess we dont need to worry so much la on tis matter. then again, it's back to back parking.
2) Is my car park allocated side by side?
- No. Whether your unit is Type A or B, it's back to back. Unless you pay RM5k, then you will get side by side parking.
3) Cemetery view
- Though it's far away, in terms of feng shui, it's stil not a good thing aint it? whether you see it or not. Well despite saying all that, I still decided to purchase a unit here as an owner, not investor.
4) How many units sold?
- During the wheel of fortune day (Sat), from what i know, nearly 100 people participate on it for the first day. So at least 100 out of 453 are taken. to me, quite a good news alridi, considered 1 quarter filled up.
5) Developer's loan towards the bank
- some of you guys might know alridi, that before this project is launched, they need to sign with bank on a loan (in this case it's MBB) to get the finance approve to go ahead with the project. from what i heard, Villamas already settled the the debts with MBB. meaning whether we have full buyers here or not, the project will still go on. though it's only verbally said, i just pray that it's the truth and soon they gonna release the official statement to provide the assurance to us buyers.
6) bank loans
- yes, PBB quota is full. i'm one of the disappointed one actually. OCBC is also good, but as their quota is full also, unless you dont mind taking 80% loan, u'll have to consider other banks options. So far, to me, i'm taking zero entry cost, Maybank and Alliance offer the best rate. do give it a try before their quota full also. and there is this friendly sales girl from alliance who will be there during weekend. If i have further info on other better bank rates, i'll update it here also.
oh and by the way, it's good also if you guys can update here exactly how many units are taken now (as in purchaser signed S&P) so that we all know it's a positive signal
well and also hope many of you guys got a good price during the previous wheel of fortunes la. |

oh by the way,
for forgotten to mention, for those of you who are concerned about the Sauna facilities not included in the S&P, it is included now in the S&P for those new buyers (which means a total of 26 facilities).
but then again, i think it shouldnt impact you all even though it's not written in your old S&P because buyers from now onwards are assured on the sauna facility. so we will all be getting it by end of the day!!  |

actually sales which showed up to more than 60% may not be accurate, because buyers might just let it go last min if the bank loan is disapproved or if they decided to forfeited their rm500 deposit. but then i'm stil keeping finger crossed, hopefully this project will be well received and 60% hopefully comprised those who had signed the s&p.
anyhow, my family is getting a 2nd unit here very soon. hehe... |

Cemetery, yes in front of Koi, but it is too small to be in the big picture of Klang Valley, not very obvious..
how many unit sold? i will post up the chart tomorrow if ok.. definitely more than 250 units.
Developer loan toward bank - if i m not mistaken we call it bridging loan, bank loan to buyer we called the bank end financier. ( correct me if i m wrong)
As u can see, so many banks already achieved target, may be during this critical economy time all banks quota are small. As larger quota for them mean bigger risk. MBB also almost full, but they are trying to increase the quota. For this situation, you can see the achievement of sales is rather quite successful.
Wheel of fortune, althought this much await event have passed, but still people come to buy. This shown that if you can afford RM300K condo, the prizes for u is not an issue, otherwise the sales will be static after the event.
let's hope that Villamas can complete this project earlier like VPark, VPavillion and Villamas apt.. so that we can be neighbour ASAP..

Yes, Karmakid, you are right! those who dropped the units is also quite a number, i was told around 10 units, that's why some of the good units are blank if you look at the chart properly, but surprisingly the green sticker will be stick up again in a short while.
Many people purchased here with few units, with family, brother sister, friends etc.. this is a good sign as family friend would always like to stay close to each other. If the condo is for investment purposes, the condo will not be pleasant to stay in the end. _________________ Atmosfera - lifting you higher

hmm, Puchong so far have only 1 tiny branch inside upper floor Tesco, a bit hard to pay the loan. But MBB at least have 4 branches in Puchong it self, 2 PBB and all the foreign bank at least have 1 with a proper banking hall. _________________ Atmosfera - lifting you higher

| Atmosfera, u did a very goog job. After do some counting, Block 1 is about 73% and surprisingly Block 2 is about 78% taken. Mainly cos of Block 1 is facing the villamas apartment. |

Am wondering if any of you managed to get a loan from Public Bank. I had my loan approved 2 weeks ago and that took about a week for processing because they needed to go to the site to take pictures and to do some verification.
As of today, I was told that Public Bank has rejected my loan application because of the developer. They will not put Atmosfera on their list of panel projects. I told my agent that this is weird because I saw Public Bank agents at the site office.
I have someone helping me apply for the loan and was told that loans are done centrally by Public Bank and he finds it odd that there is/are other branches of Public Bank giving out loans for Atmosfera.
Thank God I have another bank which offered me a loan other than Public Bank but this other bank is also giving me some excuse to do with the developer.
Any of you had this issue? It is making me feel very iffy of my purchase. |

Em... no sales agent from bank told me about this.. However, i not apply public bank. What is the other bank? |

| The other bank is OCBC. I don't recall seeing them there but one of the Kim guys told me that OCBC is on the panel as well. |

I had the same experience with Public Bank. However, I think what that agent told you is indeed wierd,actually, doesn't make sense at all.
can you imagine all the agreements which had been signed, plus business so good they extend quota and then that too is achieved.Now they suddenly say atmosfera not on list of projects? More likely public bank being the prude(so called conservativelah prudentlah) that they are..they want to limit risk.
I had a pre approved loan from them before signing S&P, and then they hit their quota,which resulted in them not proceeding with my loan application. It is true though that they go through the central HQ for approvals.Not sure about other banks,should be the same process.In the end I had to go with RHB.

| Hi guys! Today I'm on leave to settle the loan stuff. Anyway I contacted OCBC and just like you guys said, one of the Kim's agents told me that the bank is a panel. However, they need 2-3 days to somehow register/confirm/something2 with regards to the project, i.e i have to wait for this period before they can start taking loan application. It doesn't hurt though to prepare all the documents early. But then I said, well it's not like we have forever, do we? We only have 14 days. Hmm.... |

Hi,I never encounter any problem with PBB, i got from PBB on the loan early stage, processing very fast and good rate to me -2.2 zero entry cost.
Well, don't worry about the 14 days, please write in to the developer seek for extension for another week. I did that as well, no problem at all.
But bear in mind, the agent do have a lot of waiting list for those strategic units like corner unit, broad Sunway view unit, pool view unit and more privacy unit. 2 of my friends are actually also in in the waiting list, once somebody let go, they will swap their unit over, so don't drag too long as well, don't know whether this is a sales trick, but that the fact in Atmosfera sales due to selling like hot cake, that what happened last week. _________________ Atmosfera - lifting you higher
