Hi people,

Anyone knows about this development, the apartments opposite South City Plaza ?

What is the current going price ?
What is the developer price ?

I tried the star classified and couldn't find anything on sale. There is 1 on 'bank lelong' with reserve price of 130K (9th floor). Worth bidding ?

I know the shop lots (cheing hing) enjoy good price appreciation, what about the apartments ?

Is this on secondary market? Or a newly constructed with developer units?

Secondary market... 5 years old, leasehold property.

how much is the property ? its a hot spot for students .. MMU, International Graduate School, UniTen, and UPM .. u can get from RM800 to RM1000 (for fully furnished units) on rent .. for the Condos ... Apartments can get u RM600/month

giant, parkson, pos office, bowling and soon to be built, Cinema .. Kumpulan EMAS is also planning to have two tower blocks on Service suits above South City Plaza a studio unit is sold from <>RM160K

The only problem with students is that end at the rental tenure, you'll need to spend thousands to recondition the apartment.

What is the potantial ? I know that in this area, there is too many apartments but this one is really convenient.

I think secondary market price is not more than 150K at the moment.

This is a service apartment if I am not mistaken, and it is build by Kumpulan Emas now renamed ekofirst. Subsale for a 1000 sf unit is 100-130k and not much capital appreciation. ROI pretty bad unless u can parang one below market price. Wink
