I am a programmer and I am new to property investment. I am thinking of building 1 analysis system but can't find any reference. If you guys have tools in any format (MS Word, MS Excel...), do you mind send me a copy ?

It could be ROI (Return of Investement) Analysis Tool, Housing Loan Calculation Tool........any tools that will help in making decision on buying a property for investment.

will send you before end of day.. need to sanitise the info..
- the tax rate is hardcoded
- u probably will have no idea what the excel sheets is about if you are new to prop investment and not a micromgr when it comes to financing

Hi Jason, how's your software development going?

I'm sort of a mortgage consultant whom are also looking beyond just rendering my services the conventional way. I use the MS Excel worksheet intensively to simulate the various conditions for comparisons of Loan Packages (Interest Charges & Re-Payments). As for the database, i retrieve from ..fiscal-wise.com.my that was mentioned by thianlong. Can you share your version of the software together with Banzai's model?

hi gio,

i have sent you the copy of the program, fyi, i have stoped developed it since recently very busy on working.
anyway, the program still allow u to create profile and calc/track the loan (with graph).
hope u like it...

My model is a 'simple' excel sheet. It provides:
- gross and net yields at different financing level
- net cash inflow at each financing point.
- can configure x number of months of income vs y number of months of expenses
- tax rates

There's also a separate sheet for a loan repayment schedule over 30years. Handy if you make prepayments and want to see the effects of prepayment.

I use these sheets to manage my financing. I only look at this sheet when i make an acquisition or once a year. May not be applicable to you.
