I think property and share can have gains.
In fact, i prefer share to property.
I like share liquidity. I can simply dump the stocks and ciao...
of course, I do homework on shares and I don't speculate, just do value investing.
I guess Property is not my area. I hate it especially developer's overpromises. Probably i'm not lucky.
One of my property investment: Gamuda - a reputable developer promised a lot in bandar botanic/ambang botanic.. ends up to be lousy shit....
Now, the house is not completed. My fund is stuck in this lousy investment because i cannot sell. In this rapid world, anything can change in months. |

obviously everything can change in months but less of this happening for properties. given the right home work done during purchasing and securing a tenan, you shouldn't have a problem, i.e. needing to monitor on a daily/weekly basis.
If you like properties/liquidity combo, you should try out REITs. Got some lots of MMP and MIIF. |

Most of the time MMP was traded below IPO price. IMO REIT may lost attractive if deposit interest rate keeps going up. |

One word of advice, never ever speculate on Mesdaq in Bursa, very unstable one.  |

yeah, and Mesdaq possibly even more illiquid than property even my old clothes and stamp collection also more liquid than some mesdaq stocks... |

Today if u want to look into shares, just look into these two sector, 1. Oil& Gas & Iskandar Region related shares.
e.g. Deleum oil & gas, ipo prices RM2.55 gained 65% on the first day of listing. Now RM4.20 share price is expected to reach RM5.00!!!
2. Mulphal (Mulpha Land) gained 48% when news they buy land in Johor came out.
concentrate in these two sector only. |
