yea PBP is pusat bandar puchong .. those are actually landed props .. so i guess it's pretty normal for lower rental yield on landed ... however, at the moment for 1k sqft apartment, the rental is also bout rm1k onli ..


Just to clarify... i believe you means the nearby apartment at PBP rental is 1K for 1000 sqft, right?

generally it applies to condo built recently .. to be specific on PBP, rental could be even lower ..

for PBP landed, semi furnished units can go from 850/mth. higher if newer or better furnished.

I heard it's confirmed by SP's own staff. so you have 6 days left to make an instant profit of at least 10% when they launch block 2 in August!

well good to hear that although i dun think it is making sense .. it is normal for developer to increase price for second blk ..

but what is the sense of increasing the price while the first blk has been termed overprice with it's proven slow sales .. first of all, launching the second blk in august alr does not make sense since there are still many unsold units in first blk ..
i suppose the best time for second blk to launch is next year .. by that time, the sales of first blk should progress quite well ...
unless second blk is somehow different from first blk ... if not they will still take a long time before selling it off ....

however, sp setia is quite daring in their move .. they are quite unpredictable ... will see how things progress ...

jst got a call from lawyer saying that a copy of S&P and DMC is ready for collection .. so u guys may want to check out if ur copy is ready ..

it may make sense if all the blocks have to be completed in order for even the 1st block to get the CF. in this sense, developer still will have to expedite the lauch for subsequent blocks or decide to temporary call off the project and return the deposits to the purchasers. anyone can enlighten us on this?
