Not surprised that developers are using beleaguered times to squeeze their contractors to shift their cash flow position, what better excuse to give. Just as developers are all jumping onto the bandwagon of supposedly giving great freebies with irresistible packages when it's a ruse to help them offload their leftover units. Just look up the number of adverts with freebies galore in the past month. Guess its just not the investors who are capitalizing on the crisis!  _________________ Buy land, they're not making it anymore.

Back from MAPEX yesterday.. SP Setia was distributing their flyers..
According to the info, there will be a showroom called SETIA WALK GALLERIE.. location is behind Wisma SP Setia, between Bomba and Cheong Wah Restaurant..
The showroom will be ready by 22nd March 2009 (Sunday).. visiting time from 10am to 6pm..  |

Yes, SP provide kitchen cabinet and master room walk in waredrobe for 100st buyers. the price had been increased approx 5% from first day preview. Please confirm this with sales rep at sales office. |

Yes, I booked one studio unit and was told I will be getting the kitchen cabinet and walk in, supposedly worth 10k. Not sure wht launch price was, but am quite sure the free cabinets and interest aborbed would have covered the price increase. |

I booked last month, not many choices left cos type D was quite popular, so ended up with lowest 8th floor, extra 45sq ft supposedly cos the masterbedroom also has a balcony, price RM287,320.
Anyone else booked units? |

I went to the sales office last months, not really count the sticker on board... but seem it is approch 100 units sold. |

I heard PBB offer the best package for this project.... (not sure the package yet).. will figure it out on this coming Sunday. |

I am also using PBB but only setback is that their lock in period is fr last disbursement. Will look at other banks this Sunday as well as I have not signed. |

Public Bank log in period total 5 year fr last disbursement. 3 yr the property complete+ 5 yr log in period, total 8 yr. When log in period resell the property will get 3% penalty on the outstanding.
Direct Acess also log in 5 yr fr last disbursement. But penalty 5 % more high that Public bank.
If you resell the property to the second buyer, if the second buyer use back public bank home loan. YOU will no get Penalty.
How about Maybank and EON bank ? |

Have asked EON, lock in is fr 1st disbursement but when u sell, even if your purchaser takes loan fr EON, they will still charge u penalty. |

| I am fr Penang. We bought the place for own use, sort of a place to call home when we are in KL, if can get good rental, who knows, maybe we'll rent it out. That's 3 years down the road so we'll see. |

No offen to other project buyer..
It is really depend on your own preference..
For my reason,
You can get something like Zen and Zest anyway but SW really have something diff compare to the project mention above:
1. Prime Location surronded by numbers of happening..located at
centre hotspot Puchong. ( 1st, 2nd and 3rd rules, location, location and
location.. I mean, if you targeted at certain territories, 1st rule is look
for the most WONG areas..you have to pay some premium on it but
usually eventually will get higher return).
2. Zen and Zest have no surronded by existing happening, all really
depend on the development itself and it is only limited to
4 or 5 arces land. For SW, even itself already consist of 21 arces land
integrated by complex, shops, hotel, landscape, soho, office
towers etc ( In mandarin, can meet cannot beg). Zen really not in the
location, Zest is a bit better provided the developer fulfill all the
promises....(need to culculate the risk factor.... LRT station, ramp,
management capability, ability of delivery etc).
3. Somemore SP provide 5/95 scheme, kitchen cabinet, walk in
waredrobe, free legal, S&P and MOT, free interest during construction
period, 2 or 3 carpark etc, if you count all in. The price for SW is really
justified.
No offence to other project buyer..
It is really depend on your own preference |
