Hi tengster, are your comments meant for me? Im just replying to question from AAA since he's asking about the facilities.. obviously i don't know the contents of SPA for R3 since my purchase is R2, hence my suggestion to direct the question to R3 purchasers... peace! Wink

Just visited the Galleria. Was told by SW that S&P needs to be completed by end of Jan for those that have made bookings earlier, and so far 70% of them have done so.

I was informed of the names of the panel financials (Eon, DA, etc) which is very much offering a similar "regulated BLR package". Has anyone explored foreign banks? If I were to go with foreign bank, would I still enjoy the free interest during the construction period?

If im not mistaken, the B4B offer (0% interest during construction, free MOT, etc.) will not be applicable if you take loan from banks other than the 3 panel banks.. as per the offer letter.

The SA told me is 10% up from the R2 prices...

Type-D is 330k ++
Type C is 370k ++
Type B is 440k ++
Type A is 500k ++

Hi everyone here, Im new here..im considering to invest in Vio Tower. But some said the price is too expensive and doubt on the rental income since there are so many units to be completed in Yr 2013.=competitive. I plan to buy Type C corner lot = about rm400k...not sure whether this is worth of buying..as wat others said here, not many expats will moved to puchong as well...anyone here can giv some advice??

and also anyone know about the assessment and quit rent rate as serviced apartments r normally higher than the condo rite??

Also, anyone know about the package for Vio Tower? like the stamp duty, legal fees, 0% interest during construction period, etc??? coz i went to the sales office last few weeks, the SA told me most prob all these will have to borne by the buyer for Vio Tower. So that will cost me an additional about RM10k rite?

I would buy it only for bragging rights. Expect marginal upsides compared to earlier towers & even more marginal yields. Now shoot me!

Now and next 2 years going to be very rotational, so I'd rather invest where I can make very fast entries and exits, and property does not meet this criteria. I can always buy property over this time when I come across a really good deal, and just before the next run-up. Considering that this is a Property Investment and not a Home Sweet Home forum, I guess that's an appropriate comment.
