Hey guys,

As per the topic, I`m currently considering the properties in these 3 places and can't really make up my mind on that. AFAIK, the properties in these 3 areas are around the price range that I can afford. My thoughts:-

Setia Alam - new, but heard that some houses have finishing problems (i.e. cracks n etc) and problem with the land as well? (just saw some complaints in their community forum)

Putra Heights - old, but established. Land good cause built on elevated land. Not much problems?

Kota Kemuning - new. Don't really know much bout this area. But the design of the houses quite nice.

Hope to clear my doubts here with the help from you guys. Thanks!

hi there,

out of the 3 areas... personally i've chosen KK...
if u like peace and quiet and convenience of travelling to Klang, Shah Alam, Subang/USJ or even PJ... look no further.. Smile

i am currently staying in putra heights. very nice and serene environment. 3 exits via LDP (near USJ), LDP (near Shah Alam) and Shah Alam Hicom area. Business entities are sprouting, albeit slowly. Schools are coming in. There is a bus depot at the moment.

here is a summary of the price appreciation of a typical 1500++sf property (phase 2, mine is facing main road):

developer price : 245K
sub-sale price : 285K
current market value : 330K (estimate from bank)

renovation : ~ 25K.

hi, basically is more depend on your preferred area... first to think is where you work? how is the distance? second those three place consider quiet and nice place for home..

my summary is
setia alam- bryan you are right the setia alam having the problem of land unstable.. but is on the land they construct.. (your luck) because it's oil palm land and some is on water base and some is on the land... is obvious on the setia toll there .... but their got further more project on opposite the highway.. the price is reasonable but quality not as good as sime property on putrahight price slightly lower that sime also... but that area are so many foreign factory staff staying ... (a bit bit mess) only on phase 1 near main road.

sime uep-big house and mostly high price from 300k and above... consider like ara damansara project ...quiet and less impact on foreign workers staying.... public transport issues..

kk- this area is inside of the highway but there are many different developer playing the property. becareful.. got freehold and leasehold... price is like 250k plus plus and above... based on you size... is abit over supply... take time to appreciate....

so both kk and sime is township but setia alam is on cityship (they have mix project there like shopping mall)

thats all from my idea...

KK is a good place 2 stay at.I live nearby KK and work at Shah Alam, just a 25min drive. Just to give u some ideas..

Hiway=
U will got direct access to Kesas Hiway that links to Elite, LDP, Fed Hiway in 5 to 10 mins driving time.

Nearby towns=
Puchong, Shah Alam, Subang and Klang

Shopping Mall=
USJ's Summit, Giant & Mydin, Bukit Tinggi's Jusco (the biggest in Msia), Tesco and Giant.

FastFood=
Only McD

Banks=
Maybank

KK is a peacful township. Traffic is light. Used to have jams in the morning but since the widening of Kesas hiway, from KK to Hicom, the road is silky smooth..

yeah....There's Hong Leong Bank too...possibly more banks when the township booms further...

Also, its a fact that you do not need to pay even a single toll to get to KL... but of coz...there's a distance to it... KK, Subang, Fed to KL..Razz

Anyway, KK, KU and BR are 100% FREEHOLD...only the KR is LEASEHOLD...

Thanks for the info. Are there still available units from developers for the completed or soon to be completed units in Kemuning Utama? How long does it takes from Kemuning Utama to TPM? Smile

i think there should be minimal jam from KU to TPM......i tried going TPM from KK b4..and it took me less than 30 mins....
