DonaldMoney, mine level 8, just nice to golf view in terms of height.

It is the same as your condition. Berjaya sold it to Hanju, then Hanju sub-sell it. Price had been marked up according to the difference between A & B. Of course, the price meant for Singaporean and Korean. So, we Malaysian finds it expensive. It is indeed a purchase of life style like you go for MiniCooper instead of Honda Civic. I was convinced after i checked out with the Enda..Prome....Sri Petaling, it was selling for >380000 ! I think you know how to justify.
Well, still a long way before i move in coz just signed the deal. Btw, how much did it cost u for the grille door? if u've done one? i was told the management for B is Hanju, but different for A? true?

hoye, i have not install the front door grill yet, but it comes with standard design and color (white). for the front door, it would not cost more than RM1k because its pretty small. For the windows, since i have 2 little boys; and do not want the feeling of cage look-feel; i opted for the invisible grill. It costs me around RM2.1k for all windows (except the foyer and small room, type A unit). No hv to fork out more few hundred bucks as the 2nd room have 3 air-con compressor outside, hence have to make openings in the grill. i am getting the front door grill quotation by this week, will let all know the rough pricing.

dunbshy, block a i heard got people trying to sell at rm350k - 410k. how they can sell at this premium for a fatter margin (without the finishing as in block b) i dont know.

one more thing here folks, if any of you guys wanna do house alarm, better do the manual one with wiring (but before renovation) because the wireless will tend to reduce the effectiveness over time especially in higher floor (how this happen i don;t know). But commercial reasons, pay extra RM250 to upgrade from wireless to manual, better to prevent post-sales issues.

i heard that there would be a Resident Association meeting soon, hope most (if not all) could be there to debate and propose ideas. the earlier emails on 1) car park exit barricade and 2) people jumping across from vista komanwel has being resolved. I notice another issue, the pool is currently being used by many other people coming in through the back door (from block b visitor parking backlane to level 5 directly to pool). some mechanisms should be in place for usage. Not that i am against anyone using it, but for t he benefits of block b people who purchased it at such a price, come on la - dont we want to reserve some privacy on usage? just my 2 ringgits thought.

I've already noticed about the unsecured cross over from back door especially near vista during my survey of buying this property. It was noticed that the fencing top level is too low to block the cross over. It is totally unacceptable! Should propose to place a guard there or the management must make sure that this is a private property!
DonaldMoney, I am COMPLETELY AGAINST anyone to use any facilities illegally. Could u bring this up during d meeting, i wont be able to get my key and raise this. Thks bro.
I thought all doors are equipped with card access??
This is totally unacceptable!!!!! What if someone came in with bad intention. I plan not to install the grille door because it looks ugly.

UTTERLY UNACCEPTABLE for "guarded" property. What is the different staying in landed or low cost apartment??!!!

1. u can still come over to the meeting, as you have signed the purchase agreement; pending the SPA only once financial matters complete. yes you can as i was earlier (once i signed) being invited for 2 functions organised by Berjaya-Hanju for the residents.

2. it was lousily resolved, as they only put a guard at the visitor parking in BLock B, far end lot. It don't seems to work at all.

3. i suggest every resident to hv a resident member card with photo embedded. every resident card (principal) can bring up to 2 guest, hence one unitcan bring up to 4 pax. everytime using the pool or facilties must register with the guard stationed at location of facilities and kept with them till session of usage over. (just my suggestion).

U mentioned that Blk A is trying to be sold at more than RM 350k.
Correct me if I am wrong. The original developer prices for Blk A range from RM 238k to RM298k. Factor in the interests and whatever expenses incurred, the cost prices became RM270k-RM330k. After 3 or 4 years, they are transacted at subsale prices of RM 290k-Rm420k.
I view a unit recently where the original developer price was RM278k and the owner wanted tp sell at RM365k, I assume the cost price would be now RM310k, so a profit of RM55k or a return of 5.91% over 3 years.
Is my calculation correct ?

ykltpm, b4 commenting into yr reply, 2 factors to be considered:
1. market is slump, why is it that other property is ging slow but savanna is still keeping market traction in share and price premium?
2. the driver to the unit price incremental is not because of pure market market drive, but very much driven by block B, the presence of korean.

with these 2 factors in place, and taking into accoutn yr analysis, 5-7% growth over 3 years is slow, but taking into consideration that this is still valid in current situation then it's consider good.

my friend actually bought a unit in block a, 7th flr at rm378k. why she did not get block b at this price (after the 5-10% discount by hanju) is because the block b unit is facing vista. block a is golf view facing.

i think i posted somewhere in some forum that there are two hot, most demanded property location type in Malaysia or in fact, most of the city in the world which are 1) Hill side 2) golf view

notice that how berjaya planned this plot of land and why block B opened for Korean's investment or stay.

I think if DonaldMoney's friend has the chance to grab Block B full golf view with around 420k, she will definitely do so.

It is indeed, very very hard to find such property that LINK "directly" to golf course without any public road in front.
There will be another golf view condo next to savanna but you will not have this luxury that i mentioned. Ya, you can choose to air-conditioned the whole house all the time but what for, just spend the same amount of money to get 4000square feet landed.

for facing KLCC..........i dont know why....may be for pure investment

hmmmm, think about your grand parents first bought a double storey house at OUG, maybe about RM30k perhaps. What it the price now? RM300k?

Yup it is correct but here's another calculation called COCR (cash-on-cash return):

purchase price : RM 278k
loan : RM 250,200
upfront cash : RM 27,800

profit : 55k/27.8k/3 years----------> annual return of 66%

It means with the 27.8k cash down, your net profit = RM 55k in 3 years.

There will be another golf view condo next to savanna --> it is called covillea and it was enblock sold to Hanju at RM 343psf.. looks like they're trying to do the same thing again.. They dont even bother to open it for public. By the time when Covillea is completed, Hanju would probably sell it at >500k

Hi All,

I just bought a unit a blk B.. is a good place in fact.. but i just have a little to complain abt the security... i would sugget to get a better security company and more patron in the future.. i have a unit vicinity to klcc area,managed by Kondoservis the management does provide a much more professional security service and more patron within the compound. The effort has reduced the break in, at least till now no was case reported. ( i hardly see any guard patroning the compund especially the rear entrance no guard was placed there)

Two security company has been changed.
The first were foreign guard:- they did quite a good job actually but i am not sure why the management replaced them since i did not attend the JMC at that time. The replacement was the local indian security, the service was sucked within few month was replaced by another foreigner security company and again they did a good job and look very professional and efficien and warned the resident abide to the house rules.

Just my 2 cents opinion but i would think the mainenace/management/ security are the key to make sure the condo continue to appreciate and protect our investment. Lets prevent before it happen..

Hi, there,

I have finally settled down with booking a unit in Blk A, golf view.
I noticed that 2 of the carpark bays are double park, i.e one behind another. So if the carpark no. is P1(T)123 where P1 stands for Parking level 1, T stands for tandem parking(double park) and 123 is the carpark bay no. in front. Is that correct ?
Any recommendation of a good financier ?

Hi again everyone Smile

I found out what happened to the front door, according to management one of the contractors accidentally smashed it... huhu... so they got to pay for the damage and replacement of the glass.

One more thing, I received the Cukai Taksiran from DBKL, just want to check if the amount is the same with everybody else, mine says RM360.00 for July'09 to Dec'09. Is it correct? Cause I thought that's quite a lot!!
