| Has anyone gone to the launch? Looks pretty impressive - freehold from RM290+ psf for the bigger units. Any feedback on developer? |

Looking at the project, personally it is quite impressive. For own use, i think they nice la especially for a subang Jaya lads like me.
Pros
Locations, you ll have most of the things u want in Subang Jaya
Accessibility is 100%
Low density
Target for upmarket
Established developer
Cons
Competition, rental competition, E-tiara, Jana Towers, i think there is another upcoming condo by Sime.
Sevice Apartment, commercial land, utility expenses. quit rent, etc
Just sat next to federal, need to pass noice level tolerance test..
Railway station, tnb sub station is stone throw away
Price not cheap, sub 300k for a 1000sq feet condo, might as well add some money to get landed unit in SS area.

Agree with Yoki for the Pros and Cons. For investment purpose I think it is hard to compete with Tiaraville because of the price. Somehow, I like the design of their 17++ sqft layouts but it is too expensive for a service apartment in the area of Subang. _________________ sPYweB |

I guys, i actually did post a thread bout Saujana Residency last week. Below is the excerpt....
Saujana Residency - Launch last week, today in the newspaper mentioned 152 units sold! I went to the show unit last weekend, very impressed with the design and budget wise was also ok. Location is pretty good cos it will be good for my travalleing to work in cyberjaya. But one question linger....When i was tokking to the sales person, they mentioned that the project or the plan has yet to be approved by the MPSJ ppl. Now this is very confusing to me. What do u mean by that? if is not approve as yet, why launching the project?? And the sales person also told me, the earliest the approval can be obtain would be 1 month, else the latest will be 1 year!! I was like dumpfolded!!! Mind you the downpayment was RM5,000!
Does that make any sense to you guys ?? HELP>................
Now, was wondering if anyone did encountered what i have experience with the salesperson, if yes, can you elaborate as to what does that mean?
Btw, nick1994...the showunit was sardine packed last weekend...hmmm.... |

For comercial properties Bulding Plan approval is not necessary for launching/selling as this is not under the housing act. ie the purchasers are not protected under the housing act! |

Comtemplating on getting a unit myself but just can't decid on the 2 different floor plan units (same size but one has 3 bedrooms and the other has 2 bedrooms). Meanwhile, one unit is facing Federal Highway (3 bedrooms) & the other is facing the mosque (not sure how loud it will be but 5 times a day is a turn off actually)). Most probably will rent it out first and see if I can fetch good disposable income and might wanna stay there when I am retired one day. Any advise??? Thanks[/color] |

It's might be invalid for as i've personally checked against MPSJ approved letter from Saujana Regency and they willing to show to you. For historical background, the land initially from Sime Darby and Lion group bought over in decade years ago. It's shouldn't be any problem. |

To all saujana residency subang purchasers,
I would like to make an pepetition and suggesting to Saujana management to consider building alluminium or stainless steel gate provided to all units , as i noticed the current development not include standard gate, and even security door hole is not come with the main door. Which really vulnerable and feel insecure for the residents stayed inside although all sort of security is provided in the building for residents.
Please join and meet up to raise complain to management office:

To RickLock and Saujana Residency purchasers,
I've compiled the following request letter points to SR management:
1. Management to include a Security Door Hole for each unit as it’s is required to build –in the main entrance of the wooden door. Reason of request is to enable resident to keep close careful monitor of guests before opening the main door entrance to prevent serious high possibility of thief break-in and also have well prepare before approach incoming guests for resident conveniences.
2. Management should also considering to include the door bell build-in in the purchase unit specification as this is the normal regular necessity for all resident for the high-end rank of commercial services residency.
3. Permits residents of Saujana Residency to build the steel / aluminum gate before the main entrance of the wooden door. Reason of request because the current single wooden door come with the units is not sufficient to secure the unit with the high crime rate happened in our country as we can see in the newspaper reported daily.
Reason of proposed to allow residents to build extra aluminum gates to act as additional layer of protection plus additionally residents can also can have a own little space located inside the main gate for utility purposes.
We understand in Saujana Residency title, management are discouraged and prevent resident not to allocate utilities front of main entrance. Unfortunately, the approach is can be further improved by allows residents to fully utilizes own space units with proper cabinets or cupboards build on the side way of the corner. Prior before including cabinets or cupboards, residents should shown prior plan to Saujana Heights management for approval before start the work.
4. In additional, management should consider include the additional strong wooden door locks, and door steel chains as of protection for the security purposes. This also allows the residents to have a peace of minds when residents inside or away from the house for short or long time period.
5. Management consider to include a water filter in the each units of water meters AND the main water pipe supply for residents in Saujana Residency due to main reason water supply to the units nowadays in serviced apartment and condominium residency or even landed housing area is dirty and should be filtered for residents hygiene purposes.
