Hi,

Need advice.

I have 3 options here on property to buy for own stay for about 2-3 years and then for investment either to sell it off or rent it out.

Your comments please.

I'm no expert, but I did do some thorough research on Riana Green. It's really a beautiful place to live in. I'm guessing that 1300 sqft place is probably Phase 1, which is slightly over 10 years old, so expect to spend a bit on renovation. In terms of cap appreciation, of course don't have high expectations, I think price wise, it's maxed out. But the salvation is strong rental yields, especially for studios. I've not actually been inside Sunway Sutera, but many seem to share the opinion that it is well-maintained and also a nice place. When I was still looking at these two, seemed like Sunway Sutera was being transacted at a slightly higher price than RG. If RM285K is the average price now, worth considering. No idea about Kelana Mahkota. More info can be found by doing a search in the forum, there have been many discussions on these properties. But guess in the end, since for own stay...should be a place you feel comfortable with Very Happy Hope this helped.

I personnally opt for Riana Green. I did a thorough research and understand that their rental rate is quite good .. IF you manage to rent to working expatriate Laughing

Just purchased a little unit there , small unit facing the swimming pool .. hehe , if u managed to get a unit there , u'll be my neighbour Smile

Besides , I been to Sunway Sutera too .. but still Riana Green gives a better feel due to the resort-like design. full of trees *green green*

Hi, I've seen a unit in Sunway Sutera as well, may I know what's the market price for a fully furnished unit with 1125sqft? If the owner want to sell at 330k, is it fair price?

Will it be jam during morning and evening time?

hi Mich_elle,

I have been to one unit in Sunway Sutera , also 1125 sqft , selling price around RM280k , but non-furnished.

Sunway Sutera is also a leasehold residential area, if not mistaken , it's remaining years are 89 years ..

did u buy Sunway Sutera / Riana Green in the end .. I just moved in last month. So jam laaa in the morning , sad ! just come out of the condo already jam , really pengsan .. Crying or Very sad
