Hi there - Augustwind,

When did you sign your S&P ? Shan & I signed inMarch 2007, The other day Rachel said the letter will be sent to the buyers in June ! Now is June and if Rachel says late buyers will get the key in August, then it is really not fair.

Something is not right here. If Renjana Ampang is complete and pass through CF and all other documents, all buyers should receive the key at least the same time. If there is a delay, a 1 or 2 week difference is normal.

Is there anyone here who is a lawyer ? Maybe we need to verify with the correct authorities as this developer office is giving different information to different unit owners. They do not know that we have a forum here !!

I just called up Rachel just now...I also bought my unit in March 2007....And she says i'm a LATE buyer....probably will notify me to collect keys in august.

hi yapc, i sign-up S&P around feb 2007. Does that means I'm late buyer too and need to wait till august? Why there should be such delays? Are they telling us that the CF is being done unit to unit basis?

I find that the excuses given by Rachel to each one of us is really ridiculous... This is a condominium and CF is approved for the entire building NOT individual units or floor !!

It could be that they do not have enough manning to handle the distribution of the key, thus giving such lame excuse to us!

I spoke to one of my good friend who works in a Management Company for a Condominium in Mount Kiara. She says that there is no such thing as early purchasers get the key first and late purchasers get it later.

Something is seriously NOT right here. Does anyone have the Project Director's contact detail ? The only way to find out is write an official letter to this person to clarify if Renjana Ampang is complete. We also need to address the key issuance to be handed over to us at the same time ( a 1 or 2 weeks difference is understandable ), signed off from all of us.. to state our unit numbers.

If this is allright with all of you, then we can proceed to get this letter out.

I' new here. been following this topic since seshatri started the topic so decided to join today. I've purchase the unit on the 4th floor facing KL on Feb 2006.

I ve call rachel yesterday and she said that the letter for collecting the keyof the unit will be issue on early July. diff before I call her last 2 weeks as she said the on mid July. Furthermore, she said 1 more CF is still not yet clear.

so see you guys once we all get our key.

Just spoke to Rachel. She said they still waiting 1 more CF from Syabas and expected to get it approved by Syabas by end of June or early July.
Anyway, the distribution of keys still batch by batch basis but couldn't give me a valid reason for that.

As for me, she said I'll be getting the letter only on Aug or Sept.

Jane, I think you're right. They don't have enough manning to distribute the keys at the same time. If that the case can we do anything about it or just have to wait until our turn?

You can try to call Ian (019-2156078). He said he is the project manager of this condo when i bought the unit with him.

To All,

I spoke to him just a while ago. He gave a more detailed explanation to this delayed issuance of the keys.

Firstly, Renjana Ampang is complete with water, electricity.. what's pending are 4 external documentation from the following authorities : JKR, Syabas, IWK( Sewerage ) and JPP. As usual there are delays in getting al these documentation in order.

Mr Ian had asked us to be a little patient as the Developer is also waiting to handover the keys to the unit owners, they too need the balance payment from the Bank.

For sure those who purchased earlier will get the key first to ensure it is within the 36 months period per the S&M contract, but definitely it will not take longer than 3 months.

So.. Seshatri, Yapc, Augustwind and myself will be getting the keys almost the same time as we signed in 2007. Shirlene & Shamalis you will be first as yours was signed in 2005.

At this moment we can only just pray and wait.. ( I hope it will be soon )
Mr Ian is not able to give me a definite date.

The Developer will manage the unit for 6months, within this period the unit owners will need to form a committe.

Dear All,

I was passing by the Renjana Ampang and saw them patching up the cracks and repaint the brick walls....All I can say is that the workmanship is very bad....especially the 4th level walls at the middle, terrible cracks, spreading to the Unit C at that floor. I hope that it will be fine after the repair work...

The developer seems like handling over the keys to the early birds to avoid being claimed on the construction delay. Those who bought in 2005 sure will get their keys very soon...it should be within 3 years maximum period from the day we signed the S&P. I bought my unit in March 2007...thus, i can't take any legal action.....

Actually I called Rachel last week. She told me they will post 10 letters per batch. Then I questioned why take so long? If 10 letters per week, it will take at lease 17 weeks to distribute the keys??!! Can you imagine that? I asked whether all the certificates of fitness approved or not and she answered "yes"....I really doubted it.....I guess even we get the keys, sure got more excuses to stop us moving in....aih....very sad about this....

What to do? just wait desperately loh...... .............

I just called Mr. Ian - the so called Project Manager.....

OK- this time their answer is by end of July OR beginning August !!!
You know what guys, let's not even hope for that because in July,
they will say.. by end of August OR beginning of September !!! and
this will go on...

I do hope those unit owner's who had purchased 3 years ago, will
take legal action.

There is really no such thing as waiting for SYABAS and JKR document and all this jazz, this are just "make up". Only they know the actual problem.

I am very dissppointed.

i think it not under mpaj it all under the developer and they build up in ampang so some documentation approved by mpaj normally the release i think all the problem is under the developer itself..

Hello all my future neighbours, Good Day!

I went to the site and spoke to Chris last week. It seems the final CF paper is from JKR. He said JKR asked the developer to take photos of the road leading to the condo (which Chris claims is not within their scope and didn't do it in the previous CF papers submitted to JKR) and resubmit the papers to JKR.

Now according to Chris they have already done that 2 weeks ago and now waiting for JKR approval. If everything goes well, we should be getting the key by End of July.

He also showed me a letter (think its the CF) from Syabas and they approved it on 26/6/2008 (if my memory is correct).

Regarding the distribution of keys, Chris mentioned they will do it in batch but not like what Rachel said (10 keys / week). He promised to settle the key distribution in max 1 month.

Hope whatever he said is the true fact..... Just Cross your fingers...

Hello everyone,

I got the same info abou the final pending document from JKR. Let's pray and hope that we can get the keys end of this month or 1st week August.

Also - we must team up to establish a committe for our beautiful condo, since most of us are the unit owners who will be staying.

On a personal note - I am looking for a baby sitter @ Renjana Ampang itself.. if anyone have information, I would really appreciate. My baby boy is 1 year 8 months old. Many thanks.
