....banz..........in2 REITS by accident one..........have some CapLand shares........bout a yr + back, dunno how lah............got sum CapCommTrust REITS handed over...........
performance wise...........not bad......actuli quite good............
okay......REIT, fairly stable and v low entry cost in2 property with minimal exposure, rather than direct risk of buying in2 the said property ........
Things 2 watch 4 :-
i) dun reli have residential REITS......all commercial, so if u like a commercial play, shld consider whats the REIT portfolio...residential play, dun have.......dun know why?
ii) valuations reli key.........all depends on what value they assign 2 the commercial props they selling 2 the REITs......ho ching , i remember reading sum time back........a bit dicey who actuli audits the selling prices....coz it affects yields........whether the seller is flogging at 2 high a price 2 the REIT ie unloading the risk 2 the REIT buyers.....
...so, once a while take a look at CapComTrust.......never move much.....except last 2 days crash lah........  |

yah... was thinking of maybe instead of buying shoplots.. buy REITs for time being.. of course cannot really flip a REIT as opposed to flipping a prop..
shortlisted the following:
- Macquarie International Infrafrastruture (not REIT but similar, more of infrastructure items) ~9% yields, 92cents now..
- Prime REIT (Wisma Atria, Ngee Ann)
- Ascott REIT (a few China props in here)
- Capcomm |

mac int inf = international
ascott = asia pac
more bullish on non US based equities / instruments now.. quite into Ascott esp with China Olympics coming up.. but haven't researched in depth yet |

i know Somerset is there.. not entirely sure if Ascott is available.. but they do have props there .. will research a little bit more ..
I've seen Somerset in PuXi area Shanghai (near Xin Tian Di).. |

think i'll sink a few lots into ART (Ascott) next week. Still wondering if i should subscribe to the IPO of Thai Beverage PLC. Don't really fancy buying into something with US1bil debts. |
