I have a penthouse in Sri Hartamas which has a value of around RM2.2 million. I want to refinance.

1) What's the best interest you can offer? (BLR minus what?)
2) How many percent financing do you offer?
3) How many years lock in?
4) How many years loan term?
5) Any cost involved upon signing?

Pls give me your best offer.

Hi, my name is Michael Chok.

1) If you are good profile enough then BLR -2.1.
2) 80% to 90%.
3) Depend on individual case.
4) Depend how many year you want 20, 25 or 30 years. Max age 65 years old.
5) Zero moving cost on legal fee(bank agreement) and stamp duty. Penalty may incur according to your previous bank term and condition agreement.

Hi M4004,

My name is Azlan from CIMB.

For your answer, here what we offer:

1.) Depend on which package you take, for Non Free Moving Cost (which is lawywer fee and valuation fee pay by yourself) we will offer BLR-2.20% or package Free Moving Cost (Which is lawyer fee and valuation fee pay by bank) we will offer BLR-2.00%
2.) Margin area 80% to 90%
3.) Lock in Period of 5 years
4.) Based on your age, max is at 30 years or until age 65
5.) Depend on package you take, have you heard Home Flexi? Home Flexi loan can allow you to make principal reduction without notice and ability to make extra payment that can help you to shorten the loan tenure and save interest charge on you. You can also withdraw back the extra should you need emergency to use the money. This Flexi Loan require one time processing fee RM200 and monthly charge RM10 due to usage of current account. Other package did not have any charge like this.

Hi m4004,

Below is by my bank (HSBC) offer,

1) Best Rate = BLR - 2.10% whole loan tenure;

2) Up to 90% Loan Margin;
* Income documents waived for 50% loan margin...
* Income documents waived for re-finance outstanding loan amount plus 10% cash out...

3) Normally five (5) years lock-in;
* applicable to choose more than 5 yrs if you prefer better rate...

4) Loan tenure up to 35 years, or age 65 yr, whichever come first;

5) Zero Moving Cost/ Bank pay Cost including:
* Loan legal fee for preparation of & attending security docs,
* Bank's legal fees for preparation of discharge of charge/ receipt and reassignment;
* Stamp duty, registration fees and other disbursements fee;
* Valuation fess of the bank's panel valuer.
