i m 1st time buyer and need more assist,please advice 
Loan amt for RM280k (1unit shoplot, 1 unit office)
MRTA with cash
ZEC packages
quoted from various bank as;
PBB BLR-1.5% 20year 
OUB BLR-1.6% 20year
Ambank BLR-1.7% 35year

HUH? Ambank -1.7% + 35 years??
Can i know who is the one that quoted you so?
From my understanding, Ambank offer max 20years tenure for properties (shop lot/shophouse etc) ... you got quoted 35 yrs? |

It verbally quoted by Ambank officer thru phone while i m still waiting his actual quotation.......
I know there is no best BLR ever but atleast some one advise me whether i can have better rate.
No other Commitment except Credit Card (BND500 monthly+/-) , Insurance only RM3600 annual premium
consider clean record, right

thanks carmen but my friend ask me to extend the tenure to get better rate, is there possible?
anyway this is lease hold unit, if there any hidden cost?

No any hidden cost or charges for leasehold unit
Are your friend from Housing Loan department? Because for my information is no such thing for better rate if you extend the loan tenure, better check it out and confirm with them.

Anyway you're from singapore so this might be an investment it seems to me...

Standard Chartered Bank package for shoplot and office as below:
1.) Investor Package, 1st 3 years:BLR - 1.25% , thereafter BLR - 1.5% , No lock in period.
2.) Buz Mortgage One Account (Flexi), BLR - 1.6% to BLR -1.75% due to special approval
3.) Conventional Package, BLR - 1.6% to BLR - 1.8% due to special approval
*max tenure is 25 years or 65 years old(whichever come first)
MRTA (Optional), Zero cost available.

Ya..I agree what Bryan Low mention! mostly all bank will request the rate case to case. base on property type, location, and also applicant profile.
