Hi,
I am an interested buyer for Villa Park Condo @ Serdang.
At the moment, they have launched only one block (out of 2) and the price is considered cheap and reasonable.(around 170k for 11XX SF unit)
Im planning to wait for the second block which will most probably will be put on sale only next year(not too sure which month). This is because for the 1st block, it does not have the unit that i want.
Anyway, here is my concern.
If i were to wait for next year, how much increase of price should i be expecting? 5 % ? 10% ? 15% ? The current sales for the first block is quite good and alot of ppl are buying it already. Furthermore, with the petrol increase issue and the overall living cost is going to go up next year probably after election, how much will it affect the pricing? Will the wait for the next block's opening be too huge for a gamble?
Please advice. In case my description is not too clear, please enligten me.

I wouldn't buy in Serdang area. The rental is rather poor for a condo of that price. For slightly abit higher budget you can get good condo in booming areas like Kelana Jaya which fetches better rental.
If you are buying for your own stay then it's ok. Serdang is rather near to Sri Petaling which fetches good rental too, due to the medical university and also Technology Park.
