Hi all,

I am having my first property and I would like to know usually how long will lawyer take to transfer to the individual title ?
This is because, I realized my lawyer has not done with the title transfer after 2 year after the MOT execution.

19 Feb 05 - We signed the S&P.
28 Jun 06 - Paid the legal fees and the stamp duty of MOT.
17 Jul 06 – Delivery of vacant possesion
15 Aug 06 – Laywer confirm that the MOT has been duly executed by the developer and purchaser and is currently under the lawyer’s custody and they will submit the said MOT in favor of purchaser for adjudication.

Jun 07 – Received the quit rent with developer's name and checked with the lawyer and they say this will take long time, and is it currently at the land office hand.

On and Off we have been checking but no results.

However, Mar 08, the lawyer called us up and asked us for the latest assessment and the quit rent and inform that the doc is pending at bank’s side.

I was wondering isn’t it is already at the land office's hand, and why they are now telling us it is at the bank's and asking us to provide with the assessment and quit rent.

They finally told me that, there is some miscommunication and also the handover process from the previous staff to the current cause the delay.

I am very concern, this is ridiculous. Isn't this transfer should be done right after the lawyer confirm that the MOT has been executed in 15 Aug 2006 ?

If in this case,

(1) May you advise what necessary action towards this solicitor ?
(2) And what will be the impact if the title did not get transfer ?
(3) If I am doing refinancing, will they be any impact ?
