Dear Sir,
I bought a unit of condominium 4 years ago (29th Jan 04). Last year I received an instruction from my developer to prepare Memorandum of Transfer (MOT) as Strata Title has been issued and expiry date of transfer is 11th April 2008.
My questions:
1)Do I have to pay stamp duties for the MOT, but I paid the stamp duties when signing the S&P and Deed of Assignment.
2)Will I be fine for late of transfer? Can it be waived? If so, to whom should I ask for the waiver?
3)Whether below charges are reasonable for MOT. Which item that I can negotiate?
FEES
Legal Fees 350.00
Land office consent 300.00
Service Tax 32.50
Stamping 20.00
Application for consent fee & CTC 100.00
Registration fee and consent 150.00
Land Search 90.00
Affirmation Fees 30.00
DISBURSEMENT
Stationary 60.00
Printing 50.00
Courier 150.00
Miscellaneous 50.00
TOTAL 1,382.50
3) Is it possible if I do it myself for the MOT? If yes, can you provide me the guide/procedure how to go about. |
