Hi,
Me and my husband are planning to get a condo of our own.We come across a newly launched project-service condo expected to complete in 2006, which is called Koi Tropika in Puchong.The package offered was valued for money.The only concern now is that we haven't heard of this developer before (Utararia Development Sdn.Bhd).We need your advice on how secure for us to invest in this property and it'll also be great if you could provide me with the background/portfolio of this developer and projects undertaken by them previously.Could you please advise also whether it'll be profitable to invest in it.Thanks.

If you dont mind that it is in puchung (mining land) and the traffic jam i think its ok. Just make sure you are comfortable with your investment. and check the agreement closely. All sales and Purchase agreements defer slightly

Hi All,

My fiance and I planning to purchase a unit in Koi Tropika. The only thing is because the price is reasonable and I don't mind is in Puchong as its not far from Subang which I stay in currently. I wonder what would be your advised whether worth an investment. Are they still available unit left?

I never heard of this developer before, therefore need to find out before I plan to dump the money in. At the beginning, we are planning to get one unit to stay in but not sure whether is a good to re-sell it out later. Any advise?

Please take a look at Taman Mas Sepang (near Putra Prima before deciding). It's developed by the same developer under different name (same cat, different skins - so to speak)

Any comment about koi tropika, it is my first time in buying property. How about the location fo this propject and the finishing of the condo? The developer give a very good pakage to the puchaser. Smile

I passed there few times which Koi Tropika construction is ongoing. It is OK and the pace is good. However, the color scheme and design doesn't look pleasing at all. It is horrible for the color combination.

The traffic will be improve with widening Puchong road to 4 lanes.

I also liked the location, not too deep in Puchong and still freehold. But the fact that it was a serviced condo put me off.

Its Phases 1 and 2 had been fully sold. There are two 10-storey and two 20-storey condominium blocks and two shop office blocks. The units are priced from RM115,920 with built-up areas of 846 sq ft to 1,188 sq ft. The phase 3 block launched in April was about 80% sold early this month.

Well, leasehold and serviced-condo. Not encouraging.

But i guess the furnishings and the attractive layout and also the seemingly affordable pricing are the good points.

Hi there... I'm new to this forum. In fact, this is my very first post.

I am a buyer of Koi Tropika and I just purchased my unit recently. I have bought a unit in Block A.

Now, since I am a new house owner, there are a few things in which I am unsure of. I hope there would be someone here kind enough to explain them to me.

1. What does it mean by "serviced condominium"?

2. What is the difference between a normal residential condominium and a serviced condominium?

3. Leasehold 99 years means the land is on lease by the goverment for 99 years. Now, it is renewable by the end of 99 years by applying for extension. This is common for areas in Petaling Jaya. Has anyone had their property re-newed before, or knew anyone whom has renewed their property?

By the way, if there should any other buyers of Koi Tropika here, please do stay in touch. This would be great for us to get to know more about each other, our newly purchased property and exchange informations.

Yea... there was an accident recently at Block C on Nov 27th. But the authorities found out that it was purely an accident and work has been resumed...
