Hello everybody,
My unit is in last floor of condo and the ceiling is two low for me to put a ceiling fan.
The current ceiling is a fake ceiling (decorative ceiling) and I would like to replace it with simple fake ceiling increasing its height.
Any advise on that? (cost per sf, isolation, contact of contractor...?)

After checking with the management of the condo, they told me it is not a problem as long as you don't touch the main structure of the building... that makes sense, but I would like to know what is the ceiling height to reach that structure...
Is the ceiling at the last floor is normally the same as the height of intermediate floor units? I know that intermediate floor units have much higher ceiling that the one I currently have in mine with the plaster ceiling.
Assuming I can increase, what do I need to consider in term of insulation? I am afraid that it might get hot if I don't have proper thermal insulation...

First question will be was the plaster ceiling done by the developer or was it done up by the previous owner. If it was done by the developer then probably they did it for some reasons, normally in kitchen areas to conceal piping above. If it was done up by the previous owner then you can remove them and re-do a new plaster ceiling.
To find exactly out how much is the drop of the plaster ceiling from the concrete ceiling you have to open a hole in the plaster ceiling to exactly determine, or remove one of the existing downlights. Otherwise you can determine the drop by the type of downlights the previous owner was using. Different downlights require different minimum height drop. The minimum plaster drop from the concrete ceiling is about 4 - 5 inches.
Standard 12mm plaster fibrous boards will be more than enough to act as an insulation. Costing of plaster ceiling per sf varies (depends on the type of labor the contractor uses), which will ultimately determine the quality of the plaster ceiling. Market rates are from RM3 - RM4 per sf.

It was done by the previous owner, so don't think there should be any reason not to redo it.
