I had bought a 1 & 1/2 storey factory in Rawang 12 years ago for RM190K and had fully paid up the loan.

Now, i would like to refinance the property for RM100K but was told the location is not a prime area and most of the bank rejected my request even the property is fully paid up, with good payment history and only requesting loan for 50% of the purchase value.

Can any loan agent/banker help me in this matter?

Rawang is almost pantang to all the banks
sorry to said that
no offences on the reason below

there are many reason for a loan to be rejected
1. property current market value is less than what u expected
( is that still worth 190K now?)
2. Margin of finance for factory normally is lesser than residential
( Base on the current market value is that 50% only?)
3. borrower credit profile is not good enough
( sometime good does not mean good enough for the bank)

recommend you to find out what is the reason your loan was rejected
then restructure everything before go to another bank

recommended go for MBB, PBB, Muamalat, Rakyat, Pertanian(Agro)
