Hi Guys,

Im a first time buyer, just booked (2% paid) a leasehold condo in Pantai Hillpark thru an agent. Deposit was paid on end of Dec 07. My loan has already been approved & MRTA paid up as well. I have also appointed a panel lawyer to handle the S&P agreement.

The issue here is that the seller is yet to provide the relevant documents to his laywer in order for my lawyer to prepare the S&P. According to the seller, the bank (his end financier) is taking some time to locate the documents from the safe. The have already been served a reminder by my lawyer. Im worried as the booking receipt mentions a time limit of 14days for me to pay up the balance 8%.

My question is should i be worried or just let it be? How can i protect myself & the deposit that i paid up? How can i push / expedite this process? Basically, what should i do now?

You don't need the documents from the Vendor's safe to prepare an S&P. A copy of the Vendor's loan documents is sufficient which the Vendor should have. Get your lawyer to write a letter to the Vendor's lawyer confirming that the delay is on their side not yours
