Hi everybody,
I've just discovered this forum and also just this discovered Subang Alam by Crystalville Sdn Bhd., their web site is at .://..subangalam.com.my/. The project site is in Sect 27 Shah Alam, not far from USJ.
They seem to have completed Ph1 of their project and currently on the Ph2.
Appreciate comments from those in the know about this project and the developer including investment potential. |

.....heres sum brief comments........................................
..staying in shah alam shld actuali mean relatively traffic free but this area of shah alam has a little bit poorer 'access' and is quite hard 2 get 2 as well as come out of, compared with say USJ or Tanamera, but pricing reflects this...............much lower entry costs............
i wouldnt like 2 stay in shah alam.............but its a great place 2 work..........low volumes of traffic means that from anywhere 2 as well as from, u wont get such severe traffic......
other factors against staying in shah alam........its reli the 'local' policies.....u know, no dogs, no cinemas, no big giant malls...............no pubs etc..............sum people like, sum dont, i dont.....................
as 4 investment appreciation, i think potentially not there.........................but as entry level home and esp if u'r working in the vicinity, i think worthwhile........ |

| thanks nick for your comments...I more or less agree with you..however, for cinemas, entertainment, malls etc I think it's not that far from USJ Taipan or Puchong..btw I work in KL! .... |

Currently i' m staying in putra heights.And this housing area is juz next to it. Often passing by it to get to USJ. Frankly speaking, this new housing area is kinda overated.Lousy townships surrounding it. For a bungalow in that remote area, costs almost a mil would be ridiculous . For investment purpose, it wouldn't be a good prospect after all. Although it's a high end development, for u to know if that area is good is by having at least a McD nearby.. _________________ chelsea |

yeah agree with you that place is not so happenings..
I understand Sime UEP will be building semi-Ds/Bungalows on the Putra Heights side of Subang Alam and the Laman Seri project by Lum Chang on the same road as Subang Alam is already completed. I understand Lum Chang has another project nearby called Suria 78.
The big link houses across the road from Subang Alam, can't recalled the developer, are also completed.
Guess it is not going to be so remote after all and McD can either be a blessing or otherwise  |
