Been knew this apartment since few months ago...
I also having the same feeling with everyone here....dunno how the development at that area....
One thing i like is bigger unit come with 2 carpark...and the price also within my hunting budget....
Consider for Pelangi damansara 2 also...cos i just stay nearby there...
the price now is up to 230k for 920sf...and realise that nite time car starting parking along the road now...hope wont become another KD...
Heard from one of valuer....got break car's mirror case happened at there...dunno true onot...
so, will make a trip to site visit tomolo for more details....

i also just reserved 1 unit at A11-11....1231sq
Im a 1st time house buyer.... Laughing
Now going to apply for loan and alot of things need to do....
Hope all the sifu here can help me up when i got question.
Now i still thinking wan to withdraw the epf to paid for my down payment onot....
If i not withdraw it now, can it possible to withdraw it when my house ready? means after 2 years.

I went there on last Sunday and the 1231sq onli left 4 unit...all at 17th and 18th floor.
other then that, the 1240 and 1091 stil left about 20 unit gua....not really count it...
The bank loan i applied now is Alliance bank....will go and try the HLB and PB....Now just the initial stage...alot of things need to refer/learn from ur guys...

wow..seems not much unit left. Hv you try those HSBC, citibank ?
you should compare local n oversea bank as well le.

I just reserve for 5th floor with swimming pool view. Now worry duNno is the unit gOt direct sun or not? I think is blocking by others... Confused

Hv anyone of ur guys saw the master plan (The card board 1) from developer?
I notice that, there are no place to illegal parking for car....cos the apartment building is surrounding by wall and linkhouse.
Maybe the master plan cannot be trusted....

because I also at 5th fl facing swimming pool

I think the 1240 sqft unit is the grd fl. with yard lah, very expensive

Yes Winlose is right our apartment is surrounded by the linkhouse
even we can park the car outside the apartment also not consider
illegal parking, i guess ????

which master plan ? is it the one in showroom ? i only saw those plan for apartment & 3 storey, also seperated1. never see the whole plan for the project.

wow..it that's great. i believe nowdays every family hav more than 2 cars.
me n my gf also 2 car adi. later if parent come down....3 car total...
so this might be good things for all of kinraramas owner. no worries of car park problem, not like the pelangi damansara near ikea there, so crowded with all cars in both side road.

is ur unit is 5th corner unit? Before i changed to my current unit, I reserved the unit too. The reason i changed is same with ur worry, my bf said the unit cant get direct sun. But for me, i think is not a problem.

These few days keep research for that area, BK. Found alot of ppl said 200k for this apartment abit pricy... How about thinking of ur guys>?

hmm....i think nowdays you hardly found freehold properties with such price. Consider location & price with the sqft. i think before also, some like nilam puri condo in bdr bukit puchong, price is cheaper than this but too far, avilia also price quite high.

i found the KM selling quite slow le...maybe is caused by the developer stingy to do property booth.....
IF the 2nd block cant get the good sell...then the developer will delay/stall the project onot?? when the completed deliver date show at S&P?

hi,
my current unit price is RM224,400. The price of unit in 5th floor i reserved last time is RM209,300 (2 car parks). I bought in early this month. The unit u reserved is corner unit?

I also believe it is very expensive, I still reserved a unit there. Still dun know whether i wanna continue or not

Why i say so??? After gathering infor from a independent realty agent staying in Bdr Puteri Sri Cempaka 5 storey apt.
1) It is just an apartment! Even the facilities like a condo, but still an apartment. I asked around, it doesn't appreciate much.
2) The entry is quite poor. Cemetary n factory area in front.
3) The maintenance fee is very expensive even for 1091 sq ft (RM180++). If nobody rent, 180 is quite big amount for me. I saw some ads, apartment usually ranges 100-130 for maintenance fees.
4) LRT n army camp clearance is still rumor. Eventhough the sales ppl says is confirmed.
5) The area over there dun fetch high rental. If i got 1k to rent in, i can choose so many apartments around that area including Bkt Jalil n OKR n Puchong. They can rent DS hse for less than a k.
6) Third party maintenance, I dun know what r their records before.
7) HR United only do low to mid end apartments, read from the back of the brocchure excluding HIGH END CONDO IN MONT KIARA (dunno the name yet).

But i dun know what will happened in these coming years. So if anybody here can get better info. Pls share n enlighten me. Thanks very much
