yes, I think we need to have resident committee lah,

so the committee can monitor the management who manager our apartment

yes , I think the developer able to handover the unit by Mid 2009

as for the LRT, I think teher will be a station at Jalan Puchong , and the last station will be at IOI Mall,

hi wjchew, i just hope be ready by the dateline, from i see their Suriamas project, really slow in progress. 2 blok is up but not yet finish the external plastering and another blok just maybe up 15 floor. Now adi Aug 07, the dateline is on May 08. I'm not sure whether can be ready or not ?

Do you know their Mont Kiara Project ? My favourite place le....
considering to get a unit if still within my budget le.

according the sales agent in MAPEX, puchong has 2 LRT stations. One in IOI mall, another is near Giant in our KINRARA MAS. That is good news, right.

If is near army camp, if would be not a good idea, coz noisy sound and jam during peak hours and there is only 1 main road.
Hope it can be abit far away from Kinraramas. Not just behind our apartment or in the army camp which you mention that they will moving out later.
It sounds good and bad le.

If the LRT project is On,

The possible railway will be from Seri Petaling station to Kg Muhibah ( Because this area is Government Flat which this area have more than 10 block of 20 floor flat.) from Kg Muhibah link to Army camp or Gaint than from here link to IOI Mall

Is sounds logic also. anyway, just hope the LRT will not affect our neighboorhood and surroundings. Coz it will be turn into crowded and jam during peak hours. If the LRT is there also, will be a good things, our property might have more appreciation value. Right ?

Heard that the Giant opening soon, good things !

I had change my unit from 1091sf to 1231sf (RM224,300) on 13th floor. Brothers, may I know which house loan you took? Which one can help to save money? I plan to take Alliance Bank SaveLink Package. Any comments?

wow..which unit you bought ? my in 6th-3A. I taking alliance bank save link also. Which banker u deal with ? What the rates that they offer you ?
maybe we can share bout the bank rates also. let me check out my offer letter...

as usual laa the newspaper will quote only good news about the developer. i summarise it as follow:
1. Total overall GDV undertake by HR United currently is RM 1 billion
2. Our kinraramas apartment already achieve 70% take up rate.
3. Proposed LRT station is about 2-3km away.

I take fixed rate package from EON Bank (7.5% p.a)
Quiet expensive laaa but i got subsidy from my company so part of the interest will be borne by the company

wow..that interest quite high. So which unit you bought ?

yea it's consider high.
but the advantage is it's fix for the whole tenor period.
if anybody looking for fix rate package, ING also ok.
they offer me 6.15% fix rate.

for fluctuate package, CIMB also ok.
they offer me 0% interest for the 1st year.
thereafter is BLR - 1.35% with 9.5% maximum rate (cut off).
meaning to say that if the BLR goes as high as 12%, they will only charge u at 9.5% interest rate.

mine is at 8th floor : 08-03A.
anybody here is my neighbour?
i've sign the SPA last month but than i change my mind to put my wife as 2nd name.
i think have to re-sign or at least sign another supplementary agreement.
any opinion?need to resign or what?
but i'm going to see the developer by this weekend to reconfirm.

Amal,
Any charges from bank if we take others bank besides Alliances Bank. We have to pay legal, stamp duty fee our own, right?

hi amal, i'm in 06-03A le. u just on top my unit le. We are neighboor le...

by the way, i taking from alliance bank. Quite ok with the rate, not a fixed type.

dear karen,
as far as i know the legal fees and stamping duty will also borne by the developer even though i'm not taking loan from alliance
that's what told by the sales person to me
for EON bank, they'll cover the 1st RM3k of the legal fees
only the balance will be borne by customer/developer

just joking i've quit smoking

i read somewhere on the net that our swimming pool is damn too small
i can't remember where i read it
have u guys heard that?
