thanks bro, wah didnt realised there are many codes, the codes that i know are penal code and national land code hehehe. anyway, looking from this angle it looks likely that the almost completed block are block A and B. anyone from that block? frangipanee?

how was your visit to the site auzan? any new development? i know they will soon start with the next building for our clubhouse, not sure whether this is true but the site for SPK's new HQ is well underway.

Visited the site this afternoon, here's the latest developments.

Saw that they've started earthworks for the SPK HQ.

Site Location?

There's also a ramp that connects the current road to the new site.

CORRECTION-(June 14 2008)
This is actually the site for the commercial district as explained by SPK mgmt during our inaugural website community meeting, which will host retail shops, and a petrol station. That's good news for all of us!

They're also doing some work around the lake, extending it and levelling the land around it, Nurul said those were plots for some bungalow units. Luck the people who buy these plots, they get lakeside view and the clubhouse just a stone throws away.

Here's some shots around the lake.

Extending the lake.

Leveling work around the lake.

Yup, its confirmed that blocks A and B are the ones that are the most completed as of now. Didn't get to good a view of the other blocks from the showhouse area (the superlinks sits on higher ground). Anybody brave enuf or has a 4x4 to drive closer to the site? Sorry my Titan'ed car cant even lepas the bumpers!

Some shots of blocks A n B.

Terraces in the background.

The showhouse for the superlinks are being renovated to model the unit in Precinct 2B. I didn't check it out but wifey was snooping around, saw the new toilet for the maid room. Quite small she said around 5ft only. The color scheme for Precinct2B is also different, darker brown and cream with highlights of yellow. But the master windows are very nice, large full height and wraparound just like in the brochures.

Funny story, the electric buggy ran out of juice as we were climbing the hill towards the show house (near the gazebo stairs) and fell backwards...! Or is it a sign i need to loose weight! haha. enjoy the report! cheers!

I don't think it was ever mentioned or advertised. But what was the land area before this anyway? Primary rainforest or plantation? I dont think it was plantation land?

In response to your request to promote this forum, we feel that this is a great idea & we will fully support this and share this forum with not only Cahaya SPK buyers, but also with public. If you are really serious on putting the forum address inside all your A&P materials, I think we should have a dedicated forum for our community already.. with a domain name like ..cahaya-spk.net or something.. its better than using the current forum inside realestate.net.my.

I'm willing to set up a temporary website and register the domain (we can decide on the name of the domain) .. but moving forward i hope everyone can chip in into the maintenance cost of the website.. which wont be that expensive anyway... around RM150 per year....later when the website have a lot of visitors and members maybe we could put in some ads to cover the expenses.. So what do you guys think? I had a website b4 but i close it down after i've finished with my studies... u can see the design here.. .://..screenalicious.com/screen/techzellen.com/ or another website i did.. ..taufiqshariff.com

I fully concur with Hafiz (Valhalla).

A quick check on ..whois.net shows that the following domain names are still available.

-cahayaspk.net
-cahayaspk.org
-cahayaspk.biz
-cahayaspk.info

Unfortunately cahayaspk.com has been registered by:

Quote:

Registrant:
Lam Fai Wah

Registered through: GoDaddy.com, Inc. (.://..godaddy.com)
Domain Name: CAHAYASPK.COM

Domain servers in listed order:
NS13.DOMAINCONTROL.COM
NS14.DOMAINCONTROL.COM

The are some reasons why we should have a dedicated website
1.The realestate forum is just a starting point to get people together and to introduce the public to Cahaya SPK residents.

2.The realestate forum has several shortcommings in such that we are only on a single thread of discussion, as this thread grows it will be difficult to keep track of what was discussed.

3.There is no dedicated facility for photo albums for users to browse thru.

In light of those shortcomings therefore we need a dedicated CMS portal. There are aplenty of Open Source CMS that I would be willing to spend time to implement. Together with Hafiz's design skills and contributions, we could setup our own portal soon.

Kudos to Hafiz, your design's are very impressive.

Hi Lesha,

welcome to the forum. what day did u go visit? I was there on sunday afternoon.

the differences between 2A and 2B as far as i know is:

-additional bathroom for the maid room (downstairs).
-internal courtyard for the guest room (downstairs).
-repositioned the bathroom doors for the upstairs bedroom 1 and 2. in 2A, the bathroom doors were directly in front of the bedroom doors, so maybe bad fengshui when u enter bedroom directly see bathroom?
-because of the repositioning, the bedroom 1&2 bathrooms are also resized (less width, more length).
-the really nice thing if im not mistaken is now (for 2B) they give 6 or 5 aircond points with piping? so every bedroom except maids room. In 2A only master bedroom had aircond point (plus piping).
-roof design is different, they removed the gable roof.
-different color scheme (dark brown-lower ground, with accents of yellow)-this is based on the model shown.

Here are some floor plan comparisons.

2A Floorplan

2B Floorplan

i fully agree with the setting up of a new n dedicated website for our community. my own neighbourhood has our own website: saujanautama.net
which is managed by few people but kept alive by everyone. i think the alam budiman community has also graduated from this site to a site of their own. with regard to domain name issues, probably SPK can host it for us and link it through their own website which should be better than having to use realestate forum. nonetheless, to have a separate and our own site is also not a bad idea. eventhough domain name cahayaspk.com has been registered to some one else but if that person has nothing to do with cahaya spk, then, spk can claim that site as it is considered as cybersquatting. (setinggan cyber).

if spk were to host a site for us, the traffic that is generated can be used by them to sell advertising space, probably, those related to ID and home furnishing or the like.a few of us who has the technical expertise can be the admin n spk can be superadmin esc with regards to the maintenance of the site and the legal implication of hosting an online forum.

should we decide to maintain our independence and the appearance of it than we should not be associated with SPK at all. that would give our site more credibility and not just another marketing tools for SPK. if we have enough n dedicated ppl as i am sure we do have them in our community then, it would not be a problem to set up the site as suggested by vallahalla.

next, we should consider whether we do have the economics to have a dedicated site? what should be in the site? or should this forum suffice for the time being?nevertheless, i would like to commend mr SPS of SPK for asking us before promoting this siteand not simply belasah n terus iklaning the site. for me personally, i hope u can promote this site so that we can have the numbers later on to have our own site.

Hi Lesha,

Were u in the buggy that ran out of power going to the showhouse?

2A intermediate started at RM360 before discount. There was an early bird rebate of RM10K on top of the 7% bumi discount.

They hiway your referring to is the New NKVE which links Shah Alam to Kota Damansara. An entrance to the highway is planned at the north of Cahaya SPK. You can refer to the alignment plan here. You can download the zoning plan here .://..jpbdselangor.gov.my/Publisiti/MBSA/ZONING1.3.pdf.

So far news about the NNKVE hasnt been so forthcoming. Some reports say work has started near the Rubber Research Institute. Google NNKVE to find out more. I havent seen any official announcement confirming its construction.

Pakeminem,

I agree with you that we should build up our numbers first before building our own website. Many anew residential websites have been setup but they suffer from very low participation, either due to access restrictions or just insufficient publicity.

Hi all,

I fully support on pakeminem's suggestion of 'building' our numbers first and ensuring maximum participation as possible from our current forumers, we need to keep it consistent for now, to attract more buyers like us, so we can share more info + to attract potential new buyers like Lesha to come in and share their thoughts as well. I mean, it is this 'free', 'independent' and '3rdparty objectivity' that actually attracts ppl like Lesha to come in and learn more about the development, our community, etc etc...

OK, got that point off my back. Next one is, from SPK's standpoint, if we were to be referred in their print ads, press statements, etc, how are we going to do that? ..realestate.net.my/forum/xxx.php?..... does not exactly sound sales-ly and marketing-y, and for all u know, it might turn off some buyers (sounds a bit cikai la, thats what i'm trying to say)

a potential solution is to have our own domain name, but who is going to pay for it? I think if SPK is willing to help us set this up (sooner or later , when we actually move into our houses, I believe we will use this even more- for announcements, communication, biz opportunities, recipe-sharing, renovation works, etc). But, in my opinion, SPK should not be directly involved in the administration of this virtual community, which falls back to my point above; to be independent....think of it as an investment, just like you guys invest in the buyer get buyer programme, in our case, the 'power' should be kept within the voices of the community, not to the developer itself, otherwise it will lose its purpose.

Hi Lesha welkam to the gang. Me and my family (insyaallah) will be the proud occupant of unit 2B-B11 and neighbour with Valhalla. Previously, 2B was offered at RM415,000. SPK is giving RM10,000 early bird discount. After the official launch, they increased the price to RM425,000. It did not take us long to decide since we like the development concept in Cahaya SPK. I've heard about the highway as well which will be the Penchala Link Extension from Damansara Perdana via Kota Damansara. Am I right guys???

Hi Jriz,

welcome to the forum! The neighbors map is located on page2 here . Looks like your on the same row (but different block) with Valhalla and Joe_Zee. I will update your name on the map.

Price change? only if interest rates goes up, and only if your loan was based on BLR? Now I feel relieved that I took fixed rate loan.
